Deep AC cleaning

AC cleaning in Al Sharafiyah

In Al Sharafiyah, central Jeddah, AC cleaning is essential for the mid-rise residential blocks and scattered villas across the district. Alrabih's team strips the indoor unit with a protective bag and cleans the evaporator coil, blower wheel and drain pan in one visit.

When your AC needs a deep clean

  1. 1

Musty smell when you switch on

Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.

  2. 2

Weak cooling from a working unit

A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.

  3. 3

A unit that has not been cleaned in a long time

Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work

How we work

  1. 1

    Tell us the unit type

WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

  2. 2

Protect the room and open the unit

We fit the protective bag under the indoor unit to collect wash water, then remove the cover, filter and blower wheel to reach the evaporator and drain pan.

  3. 3

    Pressure wash and sanitise

We wash the evaporator, blower wheel and drain pan at the right pressure with a sanitising agent, then check the drain flows cleanly before reassembly.

  4. 4

    Outdoor coil and start-up

We move to the outdoor unit, clear dust and salt deposits from the coil and condenser fins, then run the AC and confirm airflow and cooling before we leave.

What sets this district apart

Al Sharafiyah mixes mid-rise residential blocks with villas on relatively spacious plots and wider streets than the old downtown. This variety means AC units run under different use patterns: villa units face more dust from gardens and open areas, whilst tower flats need regular cleaning because indoor air recirculates faster. Periodic cleaning keeps units efficient in both settings.

Al Sharafiyah sits in central Jeddah, a district mixing multi-storey residential blocks with villas on relatively open plots.

Most units here are split systems in villas and flats, with a few window units still in older buildings.

The AC setup in Al Sharafiyah

  1. 1

Separate split unit in each flat and villa

Most residential buildings and villas in Al Sharafiyah have separate split units, making maintenance and cleaning straightforward for each unit independently.

  2. 2

Window units in some older buildings

A limited number of older buildings in the district still use window units that require similar cleaning to our standard routine.

  3. 3

Outdoor units on roofs and garden areas

Outdoor units are typically on villa roofs or in gardens, exposing them more to dust and weathering, which increases cleaning needs.

Before the visit

Before our visit in Al Sharafiyah

  1. 1

Arrange access to the outdoor area

If the outdoor unit is in a walled courtyard or garden, ensure the gate or side access can be opened safely before the visit.

  2. 2

    Identify both unit locations

Tell us where the indoor unit is (living room, bedroom, etc.) and where the outdoor unit sits on the roof or in the courtyard.

  3. 3

Clear the area around the indoor unit

Clear the space around the indoor unit to prevent water splashing on furniture, and place a protective cloth if possible.

FAQ

Questions about AC cleaning

Will the wash water stain my furniture or ceiling?

We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.

Will the mould smell disappear completely after cleaning?

In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.

How does Jeddah's dust and salty air affect the outdoor coil?

Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.

Can you clean a window unit the same way?

Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.

Can cleaning fix water dripping from the indoor unit?

Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.

Do villa AC units in Al Sharafiyah get dirty faster because of gardens and dust?

Yes, villas surrounded by gardens and open areas let more dust into the outdoor unit, increasing dirt buildup on the evaporator coil. Regular cleaning every three to four months maintains efficiency.

How do you access the outdoor unit in villas with high walls?

Arrange with us beforehand to open the gate or side access so our team can safely reach the outdoor unit in the outer courtyard or on the roof.

Does Al Sharafiyah's humidity speed up mould growth in the AC?

Yes, seasonal humidity in central Jeddah increases mould growth in the drain pan and coil, especially in summer when natural ventilation is limited.

Do multi-storey blocks need more frequent cleaning than villas in this area?

Yes, flat units in towers recirculate indoor air at a faster, higher rate than villas, so the evaporator coil gets dirtier quicker and needs cleaning every two to three months.
