Deep AC cleaning
AC cleaning in North Corniche
On North Corniche, Jeddah's modern residential blocks and luxury flats need regular AC cleaning because coastal humidity and salt speed up dirt buildup on the coils. Alrabih's team strips the indoor unit with a protective bag and cleans the evaporator coil, blower wheel and drain pan in one visit.

When your AC needs a deep clean
- 1
Musty smell when you switch on
Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.
- 2
Weak cooling from a working unit
A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.
- 3
A unit that has not been cleaned in a long time
Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work
How we work
- 1
Tell us the unit type
WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

What sets this district apart
North Corniche is a relatively new district with high-rise apartment blocks and spacious flats backed by wide parking areas, but the sea proximity, high humidity and salty winds place extra strain on cooling units. Sea salt deposits quickly on the heat exchanger and blower, cutting cooling efficiency and raising mould smell. Regular cleaning every two to three months is more urgent here than in inland districts.
North Corniche sits on the Red Sea coast, a district of modern luxury apartment blocks directly exposed to sea humidity and salty winds.
Most units here are high-capacity split systems in spacious flats, with outdoor units mounted on balconies or roofs facing the sea breeze directly.
The AC setup in North Corniche
- 1
High-capacity split units in spacious flats
The large flats on the Corniche need powerful split units, with outdoor units usually mounted on sea-facing balconies.
- 2
Multiple units for large spaces
Some luxury flats have two or more split units to cover the sprawling rooms and lounges, each needing separate cleaning.
- 3
Outdoor units on roofs and balconies
Outdoor units are mounted on building roofs or high balconies to avoid ground salt, but direct exposure to sea salt demands deeper cleaning.
Before the visit

FAQ
Questions about AC cleaning
Will the wash water stain my furniture or ceiling?
We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.
Will the mould smell disappear completely after cleaning?
In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.
How does Jeddah's dust and salty air affect the outdoor coil?
Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.
Can you clean a window unit the same way?
Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.
Can cleaning fix water dripping from the indoor unit?
Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.
Why does my relatively new AC smell bad so quickly?
The high coastal humidity here speeds up mould growth in the drain pan and evaporator coil, especially if the unit is not cleaned regularly. The nearby sea and salt deposits accelerate buildup noticeably.
Do salty sea winds affect cooling efficiency?
Yes, sea salt deposits build up on the heat exchanger and blower, restricting airflow and reducing cooling power. Deep cleaning every two months is needed to maintain peak performance.
Balconies are sometimes tight, how do you access the outdoor unit?
We agree with the flat owner beforehand on the safest way to access the outdoor unit and balcony, taking all necessary safety precautions.
Our building's storage area is old and damp, does that affect the AC?
If the outdoor unit or ducts are there, excess moisture speeds up dirt and mould buildup. Regular cleaning keeps the unit running well despite the surrounding dampness.
