When your AC needs a deep clean

  1. 1

Musty smell when you switch on

Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.

  2. 2

Weak cooling from a working unit

A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.

  3. 3

A unit that has not been cleaned in a long time

Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work

How we work

  1. 1

    Tell us the unit type

WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

  2. 2

Protect the room and open the unit

We fit the protective bag under the indoor unit to collect wash water, then remove the cover, filter and blower wheel to reach the evaporator and drain pan.

  3. 3

    Pressure wash and sanitise

We wash the evaporator, blower wheel and drain pan at the right pressure with a sanitising agent, then check the drain flows cleanly before reassembly.

  4. 4

    Outdoor coil and start-up

We move to the outdoor unit, clear dust and salt deposits from the coil and condenser fins, then run the AC and confirm airflow and cooling before we leave.

What sets this district apart

Prince Fawaz South is an expanding residential district with spaced villas and apartment blocks, with the area growing steadily southwards. The new, open construction means outdoor units face stronger winds and dust exposure than in older, more sheltered northern neighbourhoods. The space between buildings also means dust circulates freely in the air and settles on coils more readily. Regular cleaning requires more attention here than in more enclosed districts.

Prince Fawaz South sits in south Jeddah, an expanding residential district with spaced villas and apartment blocks and wide roads.

Most units here are modern split systems, with outdoor equipment on side walls or roofs, set safely back from main streets.

The AC setup in Prince Fawaz South

  1. 1

Modern split units in new villas

Most new villas in Prince Fawaz are equipped with efficient split units, with standard copper runs and professional connections.

  2. 2

Apartment blocks with outdoor units consolidated on roofs

Apartment blocks here often consolidate outdoor units on single roofs, making maintenance easier but increasing their exposure to wind and dust.

  3. 3

Long safe copper runs between units

The spaced construction allows long, safe copper runs between outdoor and indoor units, protected from the street and public areas.

Before the visit

Before our visit in Prince Fawaz South

  1. 1

Clarify the villa number and main entrance

Prince Fawaz has many villas with closely numbered addresses, so give us the exact villa number and main entrance to avoid confusion before the visit.

  2. 2

Prepare the roof and stairs for safe access

If the outdoor unit is on the roof, ensure the stairs and roof are clear and safe to climb with cleaning equipment before the visit day.

  3. 3

Reserve a clear parking spot near the entrance

Wide entrances allow comfortable parking, so pre-arrange a clear spot near the villa or building entrance for easy access.

FAQ

Questions about AC cleaning

Will the wash water stain my furniture or ceiling?

We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.

Will the mould smell disappear completely after cleaning?

In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.

How does Jeddah's dust and salty air affect the outdoor coil?

Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.

Can you clean a window unit the same way?

Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.

Can cleaning fix water dripping from the indoor unit?

Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.

The area is still under development, does construction dust affect the AC?

Yes, construction dust accelerates buildup on the coil and evaporator. We recommend more frequent cleaning in developing areas and regular inspection of the outdoor unit.

Villas are spread out with wide entrances here, does that make visits easier?

Yes, the open spacing and wide entrances make it easy to access and park close to the villa without obstruction.

Heat and wind are intense here, does that speed up coil deterioration?

Yes, heat and southerly winds increase stress on coil metals and the outdoor unit, and regular cleaning and maintenance delay performance decline.

Electrical wires for the outdoor unit are exposed to sun and wind, should they be checked?

Yes, we inspect wires, connections and earthing before and after cleaning. Direct sun and wind exposure accelerates insulation breakdown, so regular checks are essential.
