Deep AC cleaning
AC cleaning in Radwa
In Radwa, north-east Jeddah, modern villas and flats spread across a rapidly developing district with split units and distributed cooling systems. Dust and humidity together accelerate mould and grime buildup on evaporators, and we deep-clean each unit to restore peak performance.
- Protective bag
- Clean coil
- Clear drain

When your AC needs a deep clean
- 1
Musty smell when you switch on
Jeddah's high humidity creates ideal conditions for mould on the drain pan and evaporator fins. If you notice a sharp smell the moment the unit starts, the most common cause is mould built up inside the indoor unit.
- 2
Weak cooling from a working unit
A thin layer of dust on the evaporator fins reduces heat transfer noticeably. A dirty blower wheel cuts airflow without any fault in the compressor or refrigerant. Cleaning restores the unit's performance to what it was.
- 3
A unit that has not been cleaned in a long time
Jeddah's heavy dust and salt-laden sea air build up on the outdoor coil and block airflow paths. The unit runs but the compressor works harder than it should; cleaning both coils together reduces that load.

How we work
How we work
- 1
Tell us the unit type
WhatsApp us the unit type, how many units and your district, and we will book a time that suits you, Saturday to Thursday.

- 3
Pressure wash and sanitise
We wash the evaporator, blower wheel and drain pan at the right pressure with a sanitising agent, then check the drain flows cleanly before reassembly.
- 4
Outdoor coil and start-up
We move to the outdoor unit, clear dust and salt deposits from the coil and condenser fins, then run the AC and confirm airflow and cooling before we leave.

What sets this district apart
Radwa is a newly developed district mixing villas with medium-rise residential blocks on wider streets than old neighbourhoods but less open than far-north districts. Its position between the city and sea means moderate humidity but increasing desert dust, leading to combined grime and mould buildup on evaporators and blowers. Small flats and villas here typically have just one or two split units, making cleaning faster than in larger complexes.
Radwa lies in north-east Jeddah, a rapidly developing area mixing villas and modern residential blocks.
Most units here are one or two split systems, reflecting the relatively compact plot sizes and modern house design.

FAQ
Questions about AC cleaning
Will the wash water stain my furniture or ceiling?
We fix a sealed protective bag under the indoor unit before any pressure washing begins. The bag collects all the wash water and channels it away from your wall and furniture. This step is not optional in how we work.
Will the mould smell disappear completely after cleaning?
In most cases the smell goes once the evaporator, blower wheel and drain pan are washed with a sanitising agent. If the smell comes from very old build-up or a drain line problem, we diagnose the cause on site and tell you exactly what is needed.
How does Jeddah's dust and salty air affect the outdoor coil?
Heavy dust and salt carried by sea air collect between the condenser fins and block airflow. This raises condensing pressure and makes the compressor work harder than it was designed to. Cleaning the outdoor coil regularly keeps the compressor performing as it should and extends its life.
Can you clean a window unit the same way?
Yes, a window unit needs similar work: filter, evaporator, blower wheel and drain pan, plus the outdoor coil built into the same casing. The difference is in how it is opened and accessed, which the technician works out after seeing where the unit is installed.
Can cleaning fix water dripping from the indoor unit?
Dripping usually comes from a blocked drain pan or a drain line that does not slope correctly. Cleaning the pan and checking that the line has the right fall resolves the problem in many cases. If the cause is different, the technician diagnoses it on site and explains exactly what is needed.
The district is new and my flat is small, does the AC need frequent cleaning?
A new district may seem clean, but desert dust and humidity accumulate quickly. We recommend cleaning every two to three months to keep performance and air quality high.
Construction here is new and fast, are there gaps in walls leaking dust?
Quick construction may leave small gaps. Ensure windows and doors close tightly, and we deep-clean the evaporator and blower to remove any dust that got through.
My villa is new and the AC is new, does it need cleaning?
Yes, even new AC units need cleaning after a month or two of use to remove manufacturing dust and installation debris.
My outdoor unit is close to the car park, does exhaust affect it?
Yes, vehicle exhaust deposits on the external condenser and fan. Keep the area around the unit clean regularly, and we deep-clean it on every visit.
