When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Abeer is a modern residential district in north Jeddah, home to villas, mid-rise apartment blocks and small commercial complexes. The larger buildings here run central air handling units serving multiple floors or wings, and the district's rapid growth means many of these systems are relatively new. Servicing filters, coils and fans keeps distribution efficient and prevents dust buildup that slows airflow between floors.

Al Abeer in north Jeddah is a modern residential district spread across wide areas with regular apartment blocks and commercial projects.

Most mid-rise buildings here have one or two air handling units serving the main building or wings.

The AC setup in Al Abeer

  1. 1

    Multi-zone central AHUs

Larger residential buildings in Al Abeer run big units with separate dampers per floor or section, allowing different delivery by zone.

  2. 2

Central chiller systems connected to the AHU

Chilled water flows from a central chiller to the AHU coils, so coil servicing includes checking fluid flow and keeping surfaces clean.

  3. 3

    High-efficiency filters in metal frames

Most units here have premium-grade filters in sturdy metal frames, needing regular replacement especially during dusty seasons.

Before the visit

Before our visit in Al Abeer

  1. 1

Confirm access to the AHU room

Air handling units are usually in a separate room or on the roof. Make sure the team can reach it easily and the door does not need extra keys.

  2. 2

Locate the main power switch for the unit

Before servicing, locate the main power switch that safely shuts down the unit. Tell the team where it is when they arrive.

  3. 3

Ensure working space around the unit

The team needs clear space around the unit to remove filters and access coils and fans. Check that nothing blocks the unit door.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

How do I know if the AHU needs servicing?

If you notice temperature differences between floors or reduced airflow from vents, the issue is usually in the filters or coils. An inspection visit identifies what needs cleaning or replacement.

Is AHU maintenance a common issue in Al Abeer's newer blocks?

Modern systems need regular servicing to stay efficient, especially in buildings that run mainly on central cooling with limited window opening.

Does outdoor air and dust affect the filters and coils?

Yes, Al Abeer's open skies and road dust enter through the outdoor intake vents. Regular filter and coil cleaning prevents clogging and keeps performance steady.

How many fans and dampers in a single AHU need maintenance?

The count depends on unit size and how many zones it serves. A site inspection identifies how many fans and dampers are present and which need servicing or adjustment.
