When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Atheer's buildings are relatively modern, with hotels and tall residential towers running complex central AC systems that depend on large AHUs to distribute cooled air through an extensive duct network. When air filters get dirty, belts wear or dust builds up on coils, airflow drops or becomes unbalanced between upper and lower floors. Our maintenance includes filter and coil cleaning, damper inspection and checking mechanical wear to restore the correct balance.

Al Atheer sits in south Jeddah and holds tall hotel and residential buildings with unified central AC systems.

Most of Al Atheer's hotels and residential towers use large-capacity AHUs connected to duct networks spanning several floors.

The AC setup in Al Atheer

  1. 1

    Large central AHUs

Al Atheer's hotels and residential towers use high-capacity AHUs from a single rooftop location to serve multiple floors.

  2. 2

    Extensive duct network between floors

Flexible and rigid ductwork distributes cooled air across multiple floors and needs regular checking for leaks and blockages.

  3. 3

    Dampers and air-flow control

Each zone or floor has its own dampers to control air delivery, and balancing these dampers is a core part of AHU maintenance.

Before the visit

Before our visit in Al Atheer

  1. 1

Obtain roof or plant-room access clearance

Request from the hotel or complex management a pass to the plant room and have keys or access cards ready before the visit date.

  2. 2

Confirm safe power access at the plant location

Check there is a safe, grounded power outlet near the AHU for portable equipment and testing.

  3. 3

Schedule maintenance away from guest or occupant peak hours

Coordinate with building management to choose the best maintenance time so service to the hotel or complex is not affected during peak periods.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The top floor of the hotel is colder than the lower floor, why is that?

Often it is an imbalance in the dampers across the duct network, not a chiller fault. AHU maintenance includes checking and adjusting the dampers to re-balance air distribution evenly.

The hotel is five storeys with the AC plant on the roof, how do you access it for maintenance?

We coordinate with the hotel management to arrange access to the rooftop plant room, and confirm safe working space and power supply before the maintenance date.

Does coastal humidity and dust affect the AHU filters and coils?

Yes, coastal humidity and dust speed up filter and coil fouling in the southern areas, so more frequent maintenance is needed than inland districts.

Tall residential towers need heavy power to run large AHUs, does that affect maintenance scheduling?

Yes, we check the electrical circuits and connections before work, and coordinate with building management to schedule during off-peak hours.
