When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

    Ask on WhatsApp
  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Fanar is a modern area with large hospitals, medical centres and tall administrative buildings, all requiring precise AC and ventilation tuning. Air handling units in hospitals distribute sterile, balanced air to sensitive wards and intensive care, and even small faults affect air quality and thermal comfort for patients. Regular maintenance keeps filters, coils and belts efficient, ensuring cool air reaches every ward evenly without interruption.

Al Fanar sits in far north Jeddah, a modern district of large hospitals, medical and administrative high-rises.

Hospitals and medical centres here have advanced air handling units serving complex central AC systems with precise temperature and humidity control.

The AC setup in Al Fanar

  1. 1

Multiple air handling units for specialist wards

Al Fanar hospitals have multiple separate air handling units for intensive care, theatres and isolation, each with precise thermal control.

  2. 2

Advanced dampers for ward-level airflow control

Advanced automatic dampers precisely distribute cooling between wards, and any fault affects patient safety.

  3. 3

    High-efficiency filters for sterile air

Hospital unit filters are high-efficiency types removing particles and microbes, requiring precise maintenance and regular cleaning.

Before the visit

Before our visit in Al Fanar

  1. 1

Coordinate with the hospital's engineering management

Contact the hospital's engineering or maintenance department in advance, notify them of the visit date to secure safe access and avoid disrupting sensitive operations.

  2. 2

Show us the unit distribution across wards

Show us the layout of air handling units across wards so we understand the full system before the site visit.

  3. 3

Identify problem wards for cooling or air quality

Before the visit, tell us which wards report temperature imbalance or air quality issues so we can focus inspection there.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

How do air handling faults affect air quality in intensive care?

Even a small filter or coil fault reduces sterile air quality and raises humidity and particles, potentially harming sensitive patients. Our regular checks maintain clean air standards.

Do hospitals need more frequent maintenance than other buildings?

Yes, medical ward sensitivity demands more frequent inspection and cleaning to ensure air is always safe, clean and evenly distributed.

How do you measure cooling balance between wards?

We use advanced temperature and airflow meters to measure heat and humidity in each ward, recording data to ensure balance.

Do you have experience with complex hospital AC systems?

Yes, we maintain central AC systems in large hospitals and medical centres, including advanced air handling units, dampers and humidity control.
