AHU maintenance in Al Hazza'iyah

In Al Hazza'iyah in north-east Jeddah, modern buildings, hotels and hospitals need regular AHU maintenance to ensure balanced cold air distribution across all floors. Alrabih's team inspects filters, belts, coils and dampers to restore correct airflow balance to every zone.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Hazza'iyah hosts modern residential, hotel and medical buildings with complex central AC systems and wide rooftops fit for large air handling units. In these newer districts, uneven floor temperatures or poor air quality often stem from dust buildup in the coils or worn belts, not the chiller itself. AHU maintenance here needs a regular schedule because the central systems run at high capacity year-round.

Al Hazza'iyah sits in north-east Jeddah, a district of modern buildings, hotels and medical facilities with central AC systems.

Most modern buildings here use central air handling units on the roof serving multiple floors from a single unit.

The AC setup in Al Hazza'iyah

  1. 1

Central AHU unit mounted on the roof

Modern buildings in Al Hazza'iyah use a single roof-mounted AHU serving all floors, with separate dampers for each zone.

  2. 2

    Centralised ductwork distribution system

Ductwork runs from the roof unit through walls and false ceilings to outlets on each floor and office.

  3. 3

High-efficiency filters and large cooling coils

Units here typically have multi-stage filters and large cooling coils to handle the heavy cooling load of tall buildings.

Before the visit

Before our visit in Al Hazza'iyah

  1. 1

    Confirm roof access is available

The AHU sits on the roof, so confirm with building management that the roof is safe and accessible, and that stairways and doors are unlocked before the visit.

  2. 2

Report any known issues in advance

Tell us before the visit if there is a temperature difference between floors or any unusual sounds from the unit, so the team prepares the right tools.

  3. 3

Coordinate with building or hotel management

Alert management in advance, as some buildings need to notify residents or hotel guests of possible temporary cooling interruption during the service.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Why is the top floor colder than the ground floor?

Usually the cause is in the AHU itself, such as partially closed dampers or coils blocked with dust, not the chiller. Our inspection of the AHU pinpoints the exact issue.

How often should a hotel's AHU be serviced?

Hotels and hospitals need more frequent servicing than residential buildings because of higher usage rates. A regular quarterly or half-yearly maintenance schedule keeps performance and air quality optimal.

Does desert dust affect the AHU coils here?

Yes, dust and sand from the surrounding desert environment accumulate on AHU coils faster, so cleaning the coils and filters must be part of regular maintenance.

Does the rooftop with the AHU need extra power supply?

It depends on the unit's size and capacity. Most modern buildings here have adequate wiring, but we always confirm safe connection and grounding before starting maintenance.
