AHU maintenance in Al Lulu

AHU maintenance in Al Lulu serves modern buildings, hotels and large commercial centres that rely on centralised air distribution systems. When air quality drops or temperatures differ between floors, the fault usually lies inside the air handling unit itself, not the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Lulu is a modern northern district with high-rise hotels, apartment towers and advanced commercial facilities, most fitted with sophisticated central AC systems and multiple air handling units to distribute air across different floors and zones. This type of building needs regular checks of air filters, belts, bearings, coils and dampers, because any filter blockage or belt wear throws off the airflow balance in every zone.

Al Lulu sits in north Jeddah, a modern district of hotels, residential towers and major commercial centres.

Most hotels and commercial buildings here have multiple centralised air handling units, each serving several floors or zones.

The AC setup in Al Lulu

  1. 1

Multiple AHUs serving different tower zones

Hotels and residential towers in Al Lulu house multiple AHUs, each serving different floors or zones to ensure balanced distribution.

  2. 2

Centralised filter storage within the plant room

Large buildings here dedicate plant rooms housing the AHUs, filters and spare parts.

  3. 3

Smart control systems monitoring AHU performance

Most modern buildings in Al Lulu have smart monitoring systems that alert maintenance when performance drops or pressure differences rise.

Before the visit

Before our visit in Al Lulu

  1. 1

Request safe access to the plant room from building management

The plant room may be on the roof or ground floor; ensure the team has the required permits and safety clearances.

  2. 2

Confirm the AHU can be safely shut down during service

Shutting down an AHU may affect building temperatures; coordinate with building management on the best service time.

  3. 3

Provide details of the last scheduled maintenance

The date of last filter cleaning and belt replacement helps the team understand the current maintenance cycle and priorities.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

What warning signs suggest an AHU needs servicing?

Reduced airflow from some vents, temperature differences between floors, or strange noises from the unit point to filter blockage or belt wear.

How do you schedule AHU maintenance in a hotel that operates round the clock?

We agree with the hotel management on maintenance windows that do not disrupt service, often working in early morning or late hours, with coordination of the building's maintenance team essential.

Does Jeddah's coastal humidity and heat damage the AHU coils?

Yes, high humidity speeds mould growth on coils and filters, and intense heat increases the unit's load, so regular cleaning and maintenance is essential.

How long do belts and bearings typically last in modern AHUs?

It depends on operating hours, usage intensity and regular maintenance; annual inspections help detect wear early before the unit fails completely.
