When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Mawj's buildings are modern and tall, housing hotels, residential towers and hospitals that depend on complex central air systems with primary air handling units. Balanced airflow across multiple floors is highly sensitive in these buildings, and slight changes in damper pressure or filter loading cause temperature issues in certain zones. Regular AHU servicing is essential to maintain occupant comfort and energy efficiency.

Al Mawj lies in south Jeddah, a district of modern tall buildings housing hotels, residential towers and hospitals.

Most hotels and hospitals here are fitted with large AHUs featuring multi-stage filters and electronic controls for pressure and temperature.

The AC setup in Al Mawj

  1. 1

Large central AHU serving multiple zones

Hotels and towers here need large AHUs with multiple filters, coils and belts, since the demand for cool air spreads across dozens of rooms.

  2. 2

    Multi-damper system controlling separate zones

Each floor or section has its own damper to direct the right amount of air; a fault in one damper causes temperature imbalance.

  3. 3

    High-efficiency multi-stage filters

Hospitals and hotels use fine-grade filters to purify air of particulates and dust before distribution to rooms.

Before the visit

Before our visit in Al Mawj

  1. 1

Confirm rooftop access to the unit

The unit is usually on the roof; ensure our team can access it safely and move around the large installation.

  2. 2

Identify the floors or zones with the worst temperature issues

Tell us which floors have cold or warm spots; this helps the team locate damper or blockage problems faster.

  3. 3

Prepare a safe area for maintenance tools

We need a safe area on or near the roof to set down tools and removed parts during inspection and cleaning.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Does temperature variation between hotel floors mean the chiller is faulty?

Usually the issue is in the AHU itself, not the chiller. We check the dampers, filters and coils; there may be blockage or a pressure-balance fault preventing cool air reaching all floors evenly.

How often should hospital AHU filters be cleaned or replaced?

This depends on dust loading and the hospital's usage, and periodic checks help our team set a cleaning schedule. Clogged filters raise pressure and reduce clean airflow.

Humidity is high here in summer, does that affect the cooling coils?

Yes, coastal humidity increases dirt and mould buildup on the cooling coils, reducing heat exchange efficiency. Regular coil cleaning maintains performance.

The unit sits on the roof, does intense heat affect the belts and filter housings?

Intense heat speeds deterioration of belts and rubber seals on filter frames. We check belts for cracks and fatigue, and ductwork joints for air leakage, especially in summer.
