AHU servicing

AHU maintenance in Al Muhammar

AHU maintenance in Al Muhammar covers residential and smaller buildings across East Jeddah. When air quality drops or room temperatures differ, the fault usually lies in the filters, coils and dampers inside the unit, not the main chiller. We service these parts to restore distribution balance across every served area.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Muhammar is a mixed-character residential area with medium-height apartment blocks of 6 to 12 storeys and some small shops and offices. Most large buildings here rely on central air handling units rather than individual splits, though spaces are smaller than other East Jeddah districts. The coils and filters in Al Muhammar's units face moisture and dust buildup due to the coastal location and high summer heat. Precise routine inspection to prevent blockages and ensure even airflow distribution is essential in this area.

Al Muhammar is in East Jeddah, a residential area of medium-height apartment blocks with small shops and offices scattered throughout.

Most Al Muhammar buildings have one or two AHUs serving 6 to 12 floors, requiring regular coil and filter inspection due to coastal humidity.

The AC setup in Al Muhammar

  1. 1

One or two AHUs for medium apartment blocks

Most Al Muhammar buildings have one or two AHUs serving the entire block, making inspection and maintenance relatively straightforward.

  2. 2

Simple manual dampers per floor or floor group

Buildings in Al Muhammar typically use simple, uncomplicated manual dampers, requiring straightforward periodic checks to ensure smooth operation.

  3. 3

Cooling coils exposed to humidity and dust

The unit's internal coils accumulate humidity and dust due to the coastal location and high heat, requiring regular precise cleaning.

Before the visit

Before our visit in Al Muhammar

  1. 1

Request exact location details of the AHU from the building

Confirm the exact location of the AHU, whether on the roof, in a plant room or courtyard, and inform our team before the visit.

  2. 2

Confirm clear access and adequate workspace

Check that corridors and space around the unit are safe and adequate for the team to work, especially if the unit is in a small courtyard or narrow passage.

  3. 3

Alert the building to the service date for timing coordination

Alert the building manager or caretaker at least a day before the visit to coordinate timing and confirm access will be available.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Some floors are colder than others, is a blocked filter always the cause?

A blocked filter may be the cause, but the fault could also be misadjusted dampers or a motor fault in the coil section. We inspect all these parts to pinpoint the cause precisely.

The outdoor unit sits in a small courtyard, is it hard to reach?

We check access to all unit parts before starting service. If the space is very tight, we coordinate with management to provide enough room for the team to work safely.

Does high humidity cause rust in the electric motors?

Coastal humidity can cause corrosion on motors and electrical connections. We inspect all these parts at every service and verify grounding and insulation to ensure safety.

Do you clean the internal coils during maintenance?

Yes, coil cleaning is part of regular maintenance. Dirty coils reduce cooling and distribution efficiency, and in Al Muhammar we ensure thorough cleaning due to moisture and dust.
