When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rehab is a relatively modern central-Jeddah district with growing tall residential towers and office complexes featuring advanced central AC systems. The AHUs here run under constant high pressure to distribute cooled air to hundreds of residential and office units, and dust from the busy surrounding streets clogs filters quickly. The sustained heat load and large resident and worker population mean filters and coils need regular cleaning to maintain balance and efficiency, and dampers may need adjustment to ensure even floor-to-floor distribution.

Al Rehab lies in central Jeddah, a modern growth area of residential towers and office buildings with unified central cooling systems.

Most large residential and office towers in Al Rehab feature single large AHUs with complex ductwork covering all floors and sections.

The AC setup in Al Rehab

  1. 1

    Central AHUs with extensive ductwork

Most residential and office towers in Al Rehab have one or two central AHUs with complex ductwork spanning all floors.

  2. 2

Advanced damper system for distribution control

These units feature electronic or manual dampers to control airflow independently to each floor or section.

  3. 3

    Multi-stage filters for dust control

The units have multi-stage filters to remove dust and particles from outside air before distribution to the floors.

Before the visit

Before our visit in Al Rehab

  1. 1

Locate the plant room and nearest parking

Send the address and a map showing the plant room location and nearest safe parking for the team, especially in crowded towers.

  2. 2

Share current issues and usage details

Describe the issues you face (temperature swings, weak airflow, air quality) and how many floors and units a single AHU serves.

  3. 3

Ensure the plant room is safe and accessible

Check that the route to the plant room is clear and safe, with adequate lighting and ventilation for the team to work comfortably.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Upper floors feel warmer than lower ones, why?

The cause is usually partial filter clogging or damper faults controlling floor-level distribution. Our team cleans the filters, measures pressure on each floor and rebalances the dampers.

Does the team need adequate space in the plant room?

Yes, before we visit, confirm that the plant room is accessible and there is adequate space around the AHU for us to work safely and efficiently.

Does street dust and traffic affect air quality?

Yes, Al Rehab has heavy traffic, and street dust accumulates quickly in the unit's primary filters. We recommend checking and changing filters monthly to bimonthly during dry seasons.

Can air quality be improved by adding extra filters?

Yes, we can install additional or higher-efficiency filters (HEPA) if air quality is a concern. Our team assesses your current conditions and recommends the best option for your building.
