When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Safa is a formal administrative and commercial district in central Jeddah, characterised by mid-to-large modern buildings housing government offices, companies and banks. Most of these buildings have reliable central AC systems, but constant pressure on them causes wear to AHU belts, filters and coils. Al Safa sits in the heart of Jeddah with moderate dust levels, but seasonal humidity shifts from the nearby coast affect moisture content, requiring regular coil cleaning to prevent mould and fungal growth.

Al Safa is in central Jeddah, a modern administrative and commercial district with government buildings and mid-to-large corporate offices.

Administrative buildings here run standard AHUs with multi-stage filters and copper coils, operating at full capacity throughout business days.

The AC setup in Al Safa

  1. 1

    Modern AHUs with electric motors

Administrative buildings in Al Safa have relatively modern AHUs with electric motors and durable belts.

  2. 2

    Primary and deep filters

Most units have a primary filter for coarse dust and a deep filter for fine particles.

  3. 3

Copper coils with water drain lines

Units have copper coils and separate condensate drain lines that need regular cleaning to prevent blockage.

Before the visit

Before our visit in Al Safa

  1. 1

Coordinate the best time with building management

Al Safa is busy, so ask management for the best off-peak slot for servicing away from peak hours.

  2. 2

Confirm safe access to the plant room and roof

Tell the team where the unit is and how to reach it safely, and whether there are specific building security restrictions.

  3. 3

Have previous maintenance records and known issues ready

Tell the team about any previous issues like temperature swings or unusual noises from the unit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Do government offices need different AHU maintenance from private offices?

The systems are similar, but large government offices run higher-capacity units for longer hours, so they need servicing more frequently.

Al Safa is central Jeddah, is parking difficult near the building for maintenance?

Yes, the area is busy during working hours. We advise scheduling maintenance outside peak times and coordinating with building management for equipment parking.

Does coastal humidity affect AC coils in Al Safa?

Yes, seasonal humidity from the nearby coast increases mould and fungal growth on coils, so we deep-clean them every three months.

The electrical connections to the AHU are complex, does that delay inspection?

Yes, large buildings have complex wiring, but we are trained to handle it safely. We isolate the power supply before any work and verify every connection after.
