When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Bani Malik is a central district mixing medium-rise residential with modern commercial and office buildings, most fitted with central air conditioning via air handling units. Because buildings have different uses and systems face varying pressure across different times, filters get dirty quickly and belts wear fast. Regular maintenance keeps indoor air quality and energy efficiency high across all building types.

Bani Malik sits in central Jeddah, a district of contemporary residential, commercial and office buildings with wide streets and parking areas.

Most commercial and residential buildings here contain one or more AHUs in dedicated plant rooms, with automated control systems.

The AC setup in Bani Malik

  1. 1

    Advanced AHUs with automation

Commercial and modern buildings in Bani Malik are often fitted with advanced AHUs with automated control systems and sensors to adjust temperature and humidity.

  2. 2

    Multi-level drainage systems

Modern units have multi-level drainage systems with multiple sumps to prevent water pooling and mould on coils.

  3. 3

    High-efficiency replaceable filters

Modern units use high-efficiency filters that need periodic replacement based on air pressure and ambient pollution levels.

Before the visit

Before our visit in Bani Malik

  1. 1

    Obtain the unit's technical drawings

Technical drawings of the AHU and connected systems help the team understand the setup and components before the visit.

  2. 2

Prepare safe access to the plant room

The plant room may be in the basement or on the roof, so check that passages, stairs and lighting are safe and keys are available.

  3. 3

Tell us about the last service and any past issues

Knowing the last service date and past issues helps the team focus on critical areas and verify any previous repairs.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Do the automatic control systems on the AHU need specialist checks?

Yes, automated control systems need regular checks of sensors, valves and motorised dampers, and we ensure the unit delivers air at the set temperature.

For tall commercial buildings, how do you reach the AHU room?

The plant room is usually in the basement or on the roof, and we coordinate with management to ensure safe access and any needed lifts or elevators beforehand.

Dust and outdoor air pollutants enter the AHU, does this damage the coils?

Yes, dust and pollutants deposit on the cooling coils and reduce heat exchange efficiency. Regular coil cleaning and filter changes maintain performance and indoor air quality.

Does a power outage affect the AHU's control system?

A power cut can disrupt the control settings or unit sensors, so we inspect the control system and sensors after prolonged outages to confirm the unit returns to proper operation.
