When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Harat Al Sham is a historic district of old heritage buildings holding government offices, museums and national archives, structures that are sensitive because of the artefacts and records inside. Old mechanical systems mixed with newer additions need meticulous service that does not harm the old fabric or stored documents. High downtown humidity and coastal salt are a threat to both machines and preserved items, so regular filter and coil cleaning is essential.

Harat Al Sham is in Jeddah's historic downtown, a district of old heritage buildings of national and cultural importance.

Most AHU systems here mix old units with recent retrofits, requiring meticulous inspection to avoid damaging historic fabric.

The AC setup in Harat Al Sham

  1. 1

Old units retrofitted with modern additions

Historic buildings here retain old systems upgraded with modern parts, requiring deep understanding of the hybrid setup.

  2. 2

    Manual and simple automated controls

Most historic buildings cannot support complex control systems, so they rely on manual or very basic automated controls.

  3. 3

Ductwork hidden or built into old walls

Ductwork in these old buildings is often embedded in historic walls to remain invisible.

Before the visit

Before our visit in Harat Al Sham

Before any inspection, obtain written clearance from the heritage authority or building management to allow team access.

  2. 2

    Provide history of previous maintenance

Gather any old records of previous maintenance or system upgrades so we fully understand the current unit condition.

  3. 3

Prepare safe working space away from archives

Ensure a safe working area for the team away from archives and valuables to prevent any accidental damage.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

The building is heritage, are the inspections safe for the valuable items inside?

Yes, our team works with extreme care and we do not use water or strong chemicals near the unit when close to archives, using only dry cleaning and visual inspection.

Old and new systems are mixed together, how do you manage that?

We carefully inspect each part, distinguish old from new components, and tailor maintenance to each without damaging the other.

Does humidity and salt damage both the coils and records together?

Yes, humidity and salt corrode coils, equipment and paper records alike, so regular filter cleaning reduces indoor moisture and dust.

What maintenance frequency suits such a sensitive heritage building?

We recommend at least one full inspection every three months, with monthly filter checks given coastal humidity and the extreme sensitivity of the records.
