When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

  • You run a medical facility or a large hall

We check the fresh-air intake, dampers and drain pan, verify the drain fall, and issue a written report documenting the condition of every component.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Madinat Al Sultan is a modern zone with luxury hotels, high-rise residential and commercial towers and global brand outlets. Modern buildings here have advanced air and humidity control systems, but coastal humidity and extreme heat cause salt and fungal buildup on coils and repeated filter clogging. Pressure variance across high floors also affects flow balance and thermal comfort. Regular servicing of coils, dampers and belts is vital for smooth operation in hotels, offices and residential units.

Madinat Al Sultan sits in south Jeddah, a modern upscale zone with luxury hotels, high-rise residential and commercial towers and international outlets.

Most modern buildings in Madinat Al Sultan have advanced air handling units with automated control systems and multi-stage filters.

The AC setup in Madinat Al Sultan

  1. 1

    Advanced AHU with staged control

Modern hotels and high-rises use advanced units controlling coils and dampers in stages according to seasonal demand.

  2. 2

Electric damper system with continuous pressure sensing

High-rises need electric dampers with pressure sensors to balance flow and pressure across all floors continuously.

  3. 3

    Multi-stage filters with clogging alerts

Modern buildings have multi-stage filters with sensors that auto-alert on clogging, requiring regular replacement and close monitoring.

Before the visit

Before our visit in Madinat Al Sultan

  1. 1

Schedule with hotel or building management

Servicing may affect guest comfort, so advance coordination with management ensures work during suitable hours.

  2. 2

    Confirm AHU location and accessibility

AHUs in high-rises are usually on roofs or in air-conditioned plant rooms, ensure keys, lighting and safety measures are in place.

  3. 3

Gather current system data and readings

Request automated system reports on temperature, pressure and filter status so we understand the current state before visiting.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Coastal humidity causes salt and mould on the coils, how do you stop it?

We wash coils with demineralised water and remove salt deposits, then dry with high-pressure air to prevent fungal growth.

Luxury hotels need precise temperature control between floors, how do you achieve it?

We calibrate electric dampers and valves by floor load, using precise pressure and flow measurements to ensure balance.

High-rise residential towers have pressure variance between floors, does that affect cooling?

Yes, pressure variance reduces airflow in higher floors. We seal duct leaks and balance pressure with advanced damper systems.

Do automated control systems affect how you service filters and coils?

Yes, modern control systems monitor pressure drop and alert to filter clogging, so we inspect pressure sensors and batteries during servicing.
