AHU servicing

AHU maintenance in Obaid

In Obaid, south Jeddah, central air handling units serve hotels, hospitals and large residential complexes. When air quality drops or temperatures vary between floors, the cause usually lies inside the AHU itself, not the chiller.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Obaid hosts large residential, hotel and medical projects, most relying on complex central AC systems requiring robust and dependable air handling units. These modern large buildings need regular maintenance of filters, belts, bearings, coils and dampers to ensure balanced air distribution across all zones and floors. High humidity and coastal dust affect filter and coil efficiency quickly, increasing the need for specialised maintenance in this area.

Obaid lies in south Jeddah, an area of modern projects, large residential and commercial complexes and hospitals.

Most large buildings here use central air handling units from 5 to 20 horse power with high-capacity cooling coils and filters.

The AC setup in Obaid

  1. 1

    Large central air handling units

Large projects in Obaid use air handling units serving multiple floors and sections simultaneously, requiring precise maintenance of each component.

  2. 2

    Multi-zone ducting distribution

Most systems here have dampers and air switches for separate distribution to each zone or floor, adding maintenance complexity.

  3. 3

    High-capacity filtration systems

Primary and secondary filters need monthly inspection and regular replacement due to high coastal dust levels.

Before the visit

Before our visit in Obaid

  1. 1

Schedule with building management in advance

Request a time that suits the hotel, hospital or residential complex schedule to avoid any cooling disruption.

  2. 2

    Locate the main AHU on-site

Confirm the location of the main AHU before the visit, typically in a plant room or technical floor, and arrange access to it.

  3. 3

Have expected spare parts and replacement filters ready

Confirm the type and size of filters, belts and bearings needed before the visit to reduce downtime.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Does AHU maintenance affect cooling across the whole building?

Yes, the AHU is the heart of the central system. When filters clog or dirt builds on the coils, airflow drops and does not distribute evenly across all floors and zones.

How do you coordinate maintenance in Obaid's large buildings?

We liaise with building management or in-house maintenance on a schedule that avoids disrupting operations, especially in hotels and hospitals where timing is critical.

How does coastal humidity and dust affect the AHU?

Humidity and salt in the air accelerate wear on bearings and belts, while dust clogs filters and coils faster. This requires regular inspection and filter changes at shorter intervals.

What is the difference between an AHU fault and a chiller fault?

The chiller produces chilled water, while the AHU distributes that cold air through the ducts. If the chiller runs but cold air does not reach all floors equally, the fault is in the AHU, not the chiller.
