AHU maintenance in Tabah

AHU maintenance in Tabah restores balanced airflow across the modern residential towers and office buildings. When you notice temperature swings between floors or dropping air quality, the cause often lies in the filters, coils and distribution mechanisms inside the unit itself.

When an AHU needs attention

  1. 1

Weak airflow or smells in the building

A clogged filter or dirty cooling coil cuts airflow and carries a musty smell through Jeddah's humid air. Occupants complain and productivity falls before anyone identifies the source.

  2. 2

Unusual noise from the plant room

A grinding or vibrating fan usually points to a worn bearing, a slack belt or an unbalanced blade. Delaying the diagnosis can turn a simple fix into a full motor replacement.

  3. 3

    Uneven distribution between zones

One zone too cold and another too warm in the same building usually means a balancing valve not working or a stuck damper. The site survey decides which dampers and valves need adjusting or cleaning.

Who it's for

  • Your office staff are complaining about poor cooling

We inspect the unit under load, check filters, coil and dampers, and restore balanced airflow across every office zone.

How we work

How we work

  1. 1

    Unit and system survey

We review the system layout, unit sizes and count, run the unit and record airflow, pressure and noise readings before touching anything.

  2. 2

    Mechanical inspection

We open the access panel and inspect belts, bearings, the fan blade and mounts, recording what needs tensioning or replacing before starting work.

  3. 3

    Clean and adjust

We clean the coil and drain pan, verify the drain fall, adjust dampers and valves, and replace worn filters, belts and bearings as needed.

  4. 4

    Performance check and handover

We run the unit again, measure airflow and compare it with the opening reading, then give you a brief written report of what was done and anything that needs follow-up.

What sets this district apart

Tabah is a modern northern district of tall residential blocks and commercial towers with complex central AC systems serving dozens of units per building. The AHUs here run under constant pressure year-round to distribute cooled air to hundreds of rooms, and filter clogging and coil wear quickly affect the balance of distribution across floors. Regular servicing of filters, belts and coils keeps temperatures uniform and maintains comfort for residents and office workers.

Tabah lies in north Jeddah, a district of modern towers and tall residential blocks with unified central AC systems.

Most residential and office towers in Tabah rely on one or two large AHUs per building to distribute air across all floors.

The AC setup in Tabah

  1. 1

    Large centralised AHUs

Most residential and office towers in Tabah rely on large AHUs housed in a central plant room that distribute cooled air through ductwork to all floors.

  2. 2

    Multi-floor damper systems

The units here are fitted with complex dampers and balancing valves to control airflow to each floor individually and maintain uniform temperatures.

  3. 3

    High-efficiency filters and heat-exchange coils

Tabah's units are fitted with multi-stage filters and heat-exchange coils to ensure air purity and cooling efficiency across the tall towers.

Before the visit

Before our visit in Tabah

  1. 1

Confirm access to the plant room

Coordinate with building management in advance to ensure safe access to the plant room and adequate workspace for the team.

  2. 2

Provide unit details and current filter specs

Send photos of the unit and current filter specifications or model number if available, so the team arrives prepared with replacement filters and parts.

  3. 3

    Schedule maintenance around occupancy

Agree on a visit time that minimises disruption to residents and office workers, especially if maintenance requires temporarily shutting down the unit.

FAQ

Questions about AHU maintenance

What is the difference between AHU servicing and duct cleaning?

AHU servicing focuses on the mechanical and thermal parts inside the unit itself: filters, coil, drain pan, bearings and dampers. Duct cleaning removes dust from the distribution network. The two jobs use different tools and address different problems, and we offer each as a separate service.

Can the AHU be serviced while the building is occupied?

In many cases yes, depending on the system layout and the number of units. If the building can run a standby unit while we work on another, servicing continues without cutting cooling to any zone. The technician confirms this at the first survey.

How does Jeddah's humidity affect AHUs specifically?

High humidity loads the dehumidification coil harder and speeds up algae growth in the drain pan, blocking the drain much faster than in dry climates. For that reason we give the pan clean and the drain fall check particular attention when servicing AHUs in Jeddah.

When does a bearing need replacing rather than just greasing?

If a bearing shows audible grinding, measurable heat on the housing or radial play when checked by hand, greasing will not fix it. We measure and inspect on site and decide the right action there, because bearing type and size vary from one unit to another.

How do you tell whether the fan needs balancing rather than just lubricating the bearings?

Continuous vibration with a steady hum usually points to an unbalanced fan wheel or dirt build-up on the blades, while an irregular grating sound comes from the bearing itself. The technician measures vibration on the frame and on the shaft; if it is higher on the frame he balances the wheel, and if it is higher on the shaft he inspects the bearing and decides whether to replace it or lubricate it depending on the degree of wear.

Temperature varies between upper and lower floors, what causes this?

The cause is usually in the air balance inside the AHU itself, especially if filters are clogged or coils are worn. Our team inspects the distribution mechanisms and dampers in the unit to restore floor-to-floor balance.

Can you reach the AHUs in tall towers?

Yes, our team is experienced in tall towers across Tabah. Coordination with the building management to locate the unit and arrange safe access to the plant room is essential before we visit.

Does dust and sand from outside clog the filters quickly?

Yes, especially during summer and dust storms, filters in Tabah need checking and changing more frequently than coastal districts, and the coils also gather fine dust quickly.

Does the AHU need belt or bearing replacement?

Yes, the belt and bearings wear under continuous use. Our team inspects them during maintenance and recommends replacement when needed to avoid sudden unit failure.
