When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Hafnah is a developed eastern district blending modern villas with multi-storey residential blocks. The central systems here are more complex because apartment buildings may have multiple separate or shared systems, and some large villas have more than one. Eastern heat, dust and sand cause rapid coil and duct buildup, and high relative humidity promotes mould growth. Airflow imbalance between rooms in large villas or between flats in one building is common and requires skilled inspection.

Al Hafnah lies in Jeddah's east, a developed district blending modern villas and multi-storey apartment blocks served by varied central systems.

Apartment blocks may have one or more systems depending on design, and large villas often have two or three systems for different building sections.

The AC setup in Al Hafnah

  1. 1

Two or more systems in large villas

Large villas here typically have two or three systems, each serving a separate building section or floor.

  2. 2

Unified or multiple systems in apartment blocks

Apartment blocks may have one unified system or more depending on the number of flats, floors and building design.

  3. 3

Complex ducts linking multiple sections and floors

Ducts run long distances and branch to many sections and floors, raising the risk of imbalance and partial blockage.

Before the visit

Before our visit in Al Hafnah

  1. 1

Identify all systems and locate each unit

Tell us how many central systems you have and the location of each outdoor and indoor unit before the visit time.

  2. 2

Coordinate with management for shared buildings

If you live in a shared building, notify management of the visit time in advance and confirm access to roofs, yards and plant rooms.

  3. 3

Ensure safe access to all rooms and ducts

Check that the team can safely reach system rooms, yards and roofs without unexpected obstacles or locked doors.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My flat is in a block with a shared AC system, how do you inspect it?

We inspect the entire shared system from outdoor to indoor units, all ducts and diffusers, and measure flow and temperature for each flat to confirm balance. Coordination with management is essential.

The eastern winds are hot and sandy, how do they affect the system?

Sand accumulates quickly on the condenser and evaporator coils and in ducts, reducing cooling and airflow efficiency. We clean these parts regularly and recommend service every two months in summer.

The villa is very large with more than one system, can you maintain all of them?

Yes, we service multiple systems in large villas. We inspect each system separately and ensure each runs efficiently with proper balance.

The ducts are very long between floors and sections, how do you clean them?

We use specialised mechanical cleaning equipment and reliable vacuum systems, and inspect joints and insulation during cleaning. If we suspect deep blockage, we use an inspection camera.
