When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Harazat is a developed district in east Jeddah mixing modern villas, apartment buildings and small commercial projects, most equipped with contemporary central AC systems. Wide spaces between buildings and organized streets make outdoor unit and equipment access straightforward. Intense summer heat and dust accumulation in open areas require regular filter and duct inspection to maintain system performance, especially in heavily used buildings.

Al Harazat lies east of Jeddah and combines modern villas, apartment buildings and small commercial projects across open spaces.

Most buildings in Al Harazat have central AC systems with one or more outdoor units depending on building size and residential or commercial use.

The AC setup in Al Harazat

  1. 1

Central systems with multiple zones and uses

Mixed-use buildings in Al Harazat use central systems with separate zones for residential and commercial use, each zone has its own or shared outdoor unit with damper balancing.

  2. 2

Ducts distributed across multiple floors and sections

Larger buildings have complex duct runs distributed across multiple floors and sections, requiring regular inspection to prevent blockages and ensure proper balance.

  3. 3

High-capacity central filters for heavy use

Heavily used buildings in Al Harazat use high-capacity central filters requiring more frequent cleaning or replacement.

Before the visit

Before our visit in Al Harazat

  1. 1

Tell us the number of zones and how they are used

If the building has separate residential and commercial sections, tell us how many and what each section is used for to determine cooling needs.

  2. 2

    Identify all outdoor unit locations

If there are multiple outdoor units on roof or balconies, tell us each unit's location and which section it serves before the visit.

  3. 3

Ensure safe access to equipment and ducts

Central filters and ducts may be in utility rooms or corridors, ensure the team can safely and easily access them on visit day.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My building mixes villas and clinics, how do you balance cooling for both uses?

We inspect each section separately and determine its cooling needs based on use and operating hours. We balance dampers and ducts to ensure each section receives appropriate cooling.

Dust and sand in open areas, does this affect the central AC?

Yes, dust accumulates quickly in filters, ducts and the outdoor coil in open areas. We recommend checking and cleaning filters monthly during hot season and high dust periods.

I have several outdoor units on the roof, is cleaning complicated?

Cleaning is not complicated, but requires separate inspection of each unit. We ensure each unit is sound and distribution is balanced from all units to the ducts.

Heavy building use, does this require more frequent maintenance than usual?

Yes, heavily used commercial and residential buildings need more frequent maintenance. We recommend system inspection every two to three months during the hot season.
