When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Huda is a relatively new residential district with recently built villas and apartment blocks meeting current building standards, most equipped with modern high-quality central AC systems. Villas here typically have one central system, blocks may have one or two. South Jeddah's extreme heat and dust cause rapid coil and filter buildup, and maintaining high performance requires regular maintenance and periodic inspection.

Al Huda lies in south Jeddah, a district of modern villas and contemporary residential blocks with open spacing between them.

Most villas and blocks here have unified central systems with good copper coils and properly insulated ducts, with outdoor units typically on villa roofs or safe side courtyards.

The AC setup in Al Huda

  1. 1

One or two central systems depending on villa size

Small villas typically need one system, while large villas may need a second to ensure better airflow balance throughout all sections.

  2. 2

High-grade insulated ducts with balance dampers

Ducts in modern villas are well-insulated and contain balance dampers to adjust airflow per room according to need.

  3. 3

Outdoor units on roofs or safe courtyards

Outdoor units are mounted on spacious villa roofs or sheltered side courtyards, making them easy to access for maintenance.

Before the visit

Before our visit in Al Huda

  1. 1

Ensure roof and courtyard access is safe

Check that the path from entrance to roof or courtyard is safe and accessible, and that the roof itself is suitable for work and movement.

  2. 2

Prepare a system map or schematic

If an architectural map showing duct paths, coils and dampers is available, share it to expedite fast and accurate inspection.

  3. 3

Tell us of any cooling issues you have noticed

If you notice one room cooling less or weak airflow from certain diffusers, let us know so we focus the inspection there.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My villa is brand new. Does it need central AC maintenance soon?

Even new systems need periodic checks to clean filters and coils of residual manufacturing dust and natural dust that accumulates quickly in the south.

Do copper coils rust quickly in the south?

High-grade copper coils resist rust well, but dust and relative saltiness even inland cause slow wear. Quarterly checks detect problems early.

My ducts are insulated. Do they need special inspection?

Insulated ducts need inspection of the insulation itself to confirm integrity and check for moisture buildup under the insulation layer, especially near damp areas.

Is one or two central systems better for a large villa?

That depends on villa size and room layout. A thorough inspection determines whether one system provides good airflow balance throughout, or whether splitting into two improves performance.
