When your central system needs a full service
- 1
Rooms that cool unevenly
Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.
- 2
Water pooling or a smell from the unit
A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.
- 3
The system has not been serviced in a long time
Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.
Who it's for
Your villa has rooms that do not cool evenly
We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.
Ask on WhatsAppManaging a commercial building with tenant cooling complaints
We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work
How we work
- 1
Tell us the symptoms
WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.
- 2
Site survey
The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.
- 3
Carry out the service
We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.
- 4
Explain findings and hand over
Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart
Al Ma'rifah is a relatively modern residential zone with large apartment blocks built close together, most equipped with unified central AC systems. The dense building layout and tall structures mean air ducts are long and often complex, making even cooling distribution easy to lose, especially in upper floors. Regular inspection of coils, fans and duct balance ensures the system performs efficiently in every flat and room.
Al Ma'rifah is in north Jeddah, a modern dense residential zone with large apartment blocks built closely together.
Most blocks here run a single central system for several flats, with air diffusers distributed across each flat's ceilings.
The AC setup in Al Ma'rifah
- 1
Single central system serving several flats
A single building may have one central system serving multiple flats, with separate diffusers per flat and balance dampers between them.
- 2
Coil in a shared plant room
The coil, fans and main ducts usually sit in a plant room on the roof or ground floor, shared by several flats.
- 3
Long ducts distribute air to multiple floors
Long vertical ducts run from the roof or basement to deliver chilled air to each floor and flat.
Before the visit
Before our visit in Al Ma'rifah
- 1
Coordinate with building management or caretaker
Tell the building management or caretaker about the visit in advance to help our team enter the plant room and shared areas safely.
- 2
Ensure access to the plant room or roof
Check that the stairs or lift to reach the roof or plant room work properly and are safe before the visit day.
- 3
Know where the diffusers are in your flat
Count where the air diffusers are in your flat and confirm they are all open and unblocked, as we need to inspect every one during maintenance.

FAQ
Questions about Central AC maintenance
What is the difference between a full service and just cleaning the filter?
Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.
Can you find out why some rooms are cooler than others?
Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.
When does the central system stopping point to a coil fault rather than the outdoor unit?
If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.
Do you repair faults you find during the service visit?
Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.
Can a damaged copper connection affect how well the central system cools?
Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.
Upper floors in my block cool less than lower ones, why?
Often it is pressure loss in the long ducts or unbalanced dampers between floors. We inspect each floor and balance the flow to ensure even distribution from the lowest to the highest.
How do you access the coil in a large apartment building?
The coil is usually in a plant room on the roof or ground floor. We coordinate with the building management or caretaker before the visit to enter safely and reach the equipment easily.
Does dust and coastal humidity affect my central coil?
Yes, dust gathers on the central coil quickly in dense areas, and humidity increases mould in the drain pan. We clean both regularly in our inspections.
The wiring for my central system looks old, is that a maintenance issue?
We inspect electrical connections as part of maintenance and confirm they are safe. If we find serious issues, we tell you before starting work so you can get a licensed electrician to approve it.
