When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

What sets this district apart

Al Najmah is a modern district with spacious villas and blocks on wide open land, where central systems serve multiple rooms from a powerful outdoor unit. Regular maintenance is essential because distributed ducts and coils accumulate dust and moisture over time, reducing cooling efficiency and raising energy use.

Al Najmah sits in north Jeddah, marked by modern villas and blocks in orderly urban planning.

Most villas and blocks here have one or more central systems, with the outdoor unit typically sitting in the back courtyard or on the roof away from the front.

The AC setup in Al Najmah

  1. 1

Central system distributed across multiple zones

Large villas and blocks in Al Najmah often need a powerful central system with distribution to bedrooms, living areas and studies.

  2. 2

    Secondary units for zone control

Some larger villas use additional units or smart dampers to control cooling by zone and save energy.

  3. 3

    Integrated drainage system

Drain lines direct condensate from the outdoor unit to a distant point away from the foundation and landscaping.

Before the visit

Before our visit in Al Najmah

  1. 1

Clean the filters before the visit

Dirty filters hinder proper inspection, so clean or replace them at least a day before the maintenance visit.

  2. 2

Provide safe space around the outdoor unit

Move garden furniture or building tools away from the outdoor unit and ensure the path to it is safe and easy to move along.

  3. 3

Show the electrical panel and main switches

Tell us where the electrical panel and main breaker for the system are, so the team can work safely.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

How often should I service my central AC system?

Twice yearly maintenance is best, before summer and before winter, to keep filters, coils and ducts clean. In Al Najmah with its intense heat, you may need extra servicing mid-summer.

If my back courtyard is far from the house, can the team still reach the outdoor unit easily?

Yes, as long as the path is safe and there is space to move around the unit. We agree with you beforehand on the best access route and any tools needed.

Condensation builds up fast in summer, is that normal?

Yes, Jeddah's summer heat and humidity increase condensation, so keeping ducts and drain lines clear is vital for proper drainage.

My electricity bill jumped, could the central system be the cause?

Yes, a blocked filter, dirty coil or duct blockage forces the system to work harder and use more power. Regular checks keep it efficient.
