When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Nuzlah Al Yamaniyah is a developed southern district with medium-sized villas and reasonably tall residential blocks, mostly fitted with central AC systems distributed across multiple rooms and lounges. Systems here are well balanced in complexity and size, offering good cool air spread but may strain under intense heat and desert dust in summer months. Regular maintenance is essential to keep cooling efficient and prevent sudden breakdowns.

Al Nuzlah Al Yamaniyah lies in south Jeddah and is marked by developed urban design mixing villas with reasonably tall residential blocks.

Most villas and blocks in Al Nuzlah Al Yamaniyah use a moderately sized central ducted system with one outdoor unit and multiple distribution outlets in rooms and lounges.

The AC setup in Al Nuzlah Al Yamaniyah

  1. 1

    Medium-sized central ducted system

Villas and blocks here use well-balanced ducted systems distributing cool air efficiently to most rooms and lounges from one outdoor unit.

  2. 2

One outdoor unit on roof or villa garden

Outdoor units typically sit on a reasonable roof or side garden, easing access and maintenance compared with tighter districts.

  3. 3

    Separate drainage for condensate

A central drain carries condensate away from the building, usually with a defined outlet in the garden or external side.

Before the visit

Before our visit in Al Nuzlah Al Yamaniyah

  1. 1

Ensure safe access to roof or garden

Check that the path to the roof or garden where the outdoor unit sits is safe and clear, and the surface can support the team and equipment weight.

  2. 2

Clear space around the outdoor unit

Ensure the outdoor unit is not surrounded by obstacles or furniture and needs free air space all round for safe and effective work.

  3. 3

Provide ambient temperature and humidity reading

If you can note the temperature and humidity round the outdoor unit on visit day, that will help us assess system performance under current conditions.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The intense heat in south Jeddah weakens cooling, what happens to the system?

High heat load increases refrigerant and motor stress, so inspection includes checking refrigerant charge, pump condition and cleaning the condenser of desert dust.

Does the distance from the outdoor unit to distant rooms affect cooling?

Yes, long runs may cause cool loss in ducts, so we clean ducts, inspect pipe insulation and check damper balance on every visit.

Desert dust enters the system, how do we protect it from corrosion and oxidation?

We regularly clean the evaporator, filter and condenser of dust and debris, and inspect copper pipes externally to detect any leaks or corrosion.

The central drain may clog due to heat and humidity, what is the fix?

We check the drain slope and clean it with a brush, then pass compressed air through to ensure water flows free and does not pool inside the pipes.
