Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

The villa is very large and the distance from the outdoor unit to far rooms is very long, do we need more than one unit?

One unit may suffice if ducts are calibrated with sufficient pressure boost. We check pressure at every end and measure airflow at the farthest diffuser. If leakage is large or pressure very low, we may recommend a second unit.

Long ducts may have air leaks, how do you find them?

We use a differential pressure gauge to measure pressure at different duct points. Sudden pressure drop points to the leak. We then inspect joints and seams for cracks or small openings.

The soil here is sandy and the air very dry, does that affect the central system?

Extreme dryness reduces indoor humidity, which can speed up wear on seams and joints. We regularly inspect connections and reseal small cracks before they expand.

Power here sometimes cuts due to nearby construction work, does that damage the system?

Repeated power cuts can affect control circuits and motors. We recommend fitting a voltage stabiliser to protect the unit. After restart, check that the compressor and fan run normally.
