When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Sawari is a relatively modern residential district with spacious villas and multi-storey apartment blocks, most equipped with centralised AC systems distributing air through internal ducts. Central systems here need regular inspection of coils, drainage and fans because uneven air distribution between rooms is often the first sign of maintenance need, and the problem may be as simple as a blocked drain pan or dirty coil.

Al Sawari lies in north Jeddah, a modern residential district of evenly built villas and blocks with unified central AC systems.

Most villas and blocks here run a single indoor coil with multiple diffusers spread across the rooms.

The AC setup in Al Sawari

  1. 1

Single central coil with distributed ducts

The central system here relies on one cooling coil inside the building with a network of ducts distributing chilled air to each room through multiple diffusers.

  2. 2

Single outdoor unit on roof or garden

The outdoor unit is usually mounted on the villa roof or in the rear garden, which keeps noise away from the front pathways and streets.

  3. 3

    Multiple air outlets per room

Air diffusers are spread across ceilings in multiple rooms, and each may have a separate damper affecting air balance between spaces.

Before the visit

Before our visit in Al Sawari

  1. 1

Tell us where the outdoor unit and coil are

Before the visit, let us know whether the outdoor unit is on the roof or in the garden, and if the coil is in the loft or an enclosed room, so we bring the right tools.

  2. 2

Ensure hallways and roof access are safe

Check that hallways and roof access (if needed) are clear and safe so our team can move freely with equipment.

  3. 3

Open all air diffusers before we arrive

Make sure no diffusers are blocked by furniture or curtains, as we need to inspect all of them to measure air distribution properly.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

One room in my villa cools less than the others, is the whole system failing?

Usually not. It may be a blocked duct to that room, unbalanced dampers, or even a dirty coil reducing distribution efficiency. We inspect the ducts, diffusers and coil together to find the actual cause.

My villa is large with a central system, can you reach all the system parts?

Yes, we reach the evaporator, fans, ducts and diffusers in every room. We ask you to point out where the outdoor unit and coil are located before we visit, whether in the loft or an enclosed space.

Dust and summer heat affect my central system's efficiency, how do you handle that?

Intense summer heat and dust buildup on the indoor coil reduce the system's ability to cool evenly. We clean the coil and fans carefully and check condensate drainage to ensure high efficiency during hot weather.

The outdoor unit is mounted on my villa's roof, can you reach it safely?

Yes, but we ask you to ensure before the visit that the roof is safe to climb and the unit is firmly stable. If there are any fall risks or instability concerns, tell us in advance so we can assess it.
