When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Sharqiyah is a newly developing district with contemporary architecture and organised urban planning. Villas here are built to modern standards with professional central systems. Weak cooling in one room or low diffuser airflow may stem from dust on the coils, unbalanced dampers, or a partial duct blockage. A thorough inspection follows every part of the system and explains all findings before we leave.

Al Sharqiyah is in east Jeddah, a newly growing district with residential compounds built to a carefully planned urban concept.

Central AC systems in Al Sharqiyah typically serve 4 to 8 rooms, with one or more outdoor units on the roof and ducts professionally installed throughout the structure.

The AC setup in Al Sharqiyah

  1. 1

    Professional multi-zone central system

Modern Al Sharqiyah villas feature an advanced central system with separate dampers and controls for each zone or floor.

  2. 2

Ducts professionally built into the structural frame

Modern design embeds the ducts in walls and ceilings professionally, making maintenance and cleaning straightforward.

  3. 3

One or more outdoor units on open roof space

Modern villas provide ample roof space for safe outdoor unit placement with easy maintenance access.

Before the visit

Before our visit in Al Sharqiyah

  1. 1

Point out rooms that feel less cool

If any room or zone feels cooler than others, let us know so we can focus the inspection on it specially.

  2. 2

Tell us about any nearby construction

If there is building work nearby, let us know so we can expect extra dust on the coils and in the ducts.

  3. 3

Ensure roof and outdoor unit are safely accessible

Check that the access stairs are secure and the roof is clear of obstacles before the visit date.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The villa is new and the AC is still new, why does it need servicing?

Even new systems need periodic checks to clean coils and ducts of construction dust that builds up during installation and initial use. We recommend a first check 6 months after handover.

Does dust from nearby construction affect the AC system?

Yes, dust from nearby projects can enter the outdoor coil and ducts. We clean the coil and filter more frequently if active construction is happening close by.

The ducts are professionally installed but how can I be sure there are no blockages from construction?

A comprehensive check includes measuring airflow at each diffuser and searching for any debris in the ducts. We clean them if needed.

How often should I have the central AC checked each year?

Maintenance every 6 months is ideal for efficiency and system longevity. We recommend an autumn check before heavy use and a spring one after.
