When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Shifa is a relatively modern district blending spacious family villas with mid-rise residential buildings and quiet local streets. Most buildings have central AC systems because this is more efficient than multiple splits in large spaces. Humidity and dust require regular checks to prevent duct blockage and condensation build-up on coils, which reduces cooling efficiency quickly.

Al Shifa is in South Jeddah, a district of modern villas and mid-rise buildings with varied unified AC systems.

Villas and buildings here typically use one or two outdoor units of medium to large capacity, with internal ducts distributed across floors.

The AC setup in Al Shifa

  1. 1

Central system with hidden coils and floor distribution

Evaporator coils are in a central plant room, with ducts distributing air to each floor through separate branches.

  2. 2

Outdoor units on roof or yard

The outdoor unit is usually on the roof or side yard of the villa or building to ensure adequate ventilation.

  3. 3

Separate maintenance for each residential unit

Villas need separate checks from buildings even if close by, since each may be on a different separate or shared system.

Before the visit

Before our visit in Al Shifa

  1. 1

Check roof or yard access is safe

The outdoor unit needs regular checking, so make sure stairs and roof or yard are safe and clear of obstacles before the visit.

  2. 2

Identify the plant room or inspection openings

Tell us where the coils and main ducts are located and where inspection openings are in the ceiling or walls.

  3. 3

    Prepare thermostats and main switches

We need to activate and test the system during the check, so ensure thermostats and main switches are available and working properly.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My villa is relatively new with central AC, when does it need its first maintenance?

Even new systems need checking at the end of the first season to clean dust that enters new pipes. After that, annual routine maintenance keeps it running well.

The ducts are behind suspended ceilings, how do you check without dismantling?

We check from existing access points and purpose-built openings for maintenance. If we need closer inspection in one area, we discuss this with you first.

Humidity in Al Shifa is high especially in summer, does it block the ducts quickly?

Humidity increases condensation and mould build-up on coils and ducts. Routine cleaning of the coils and drain pan every six months prevents this build-up and keeps airflow clear.

Does poor cooling on one floor mean the whole system has a problem?

Not necessarily. It may be a partial blockage in that floor's duct branch or a dirty evaporator coil in just that area. We check each branch separately to pinpoint the issue.
