When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Tadamun is a relatively modern district with spacious villas and medium-sized residential blocks with ample outdoor space for units and ducts. Central AC systems here are relatively new and can be complex because they distribute air across multiple wings and floors. Higher southern heat and dust and sand accumulation cause filter and coil blockages faster than in other areas. Regular maintenance keeps the system efficient and prevents uneven cooling problems in large villas.

Al Tadamun lies in south Jeddah as a modern district with spacious villas and residential blocks set in broad outdoor spaces.

Most villas and blocks here have one or two central systems with insulated ducts and air diffusers spread across multiple rooms and floors.

The AC setup in Al Tadamun

  1. 1

Central system with one outdoor unit per villa

Villas in Al Tadamun usually have one outdoor unit with ducts distributed across all wings and floors.

  2. 2

Central system with two units in large blocks

Large tall residential blocks use two units to split the load and keep pressure and cooling balanced on each floor.

  3. 3

    Insulated ducts and controllable diffusers

Ducts are well insulated to reduce heat loss, and diffusers can be opened or closed to balance between different rooms.

Before the visit

Before our visit in Al Tadamun

  1. 1

Identify all diffusers and duct locations in the villa

Help the team locate diffusers in each wing and floor, especially rooms where you feel weak cooling.

  2. 2

Ensure safe access to the outdoor unit and ducts

The outdoor unit may be on the roof or yard; check that stairs and passages are safe and clear before the appointment.

  3. 3

Prepare information on any current cooling issues

Note any room with weak cooling, strange noise or unusual smell before the visit.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

My villa is large, does one central AC system cool everything equally?

One unit may suffice but needs careful balancing of air distribution across ducts and diffusers. We check pressure and airflow distribution and adjust diffusers to suit each wing's needs.

Rooms far from the outdoor unit cool less, how do you fix that?

There might be a duct leak, partial blockage or unbalanced diffusers. We trace the ducts from the outdoor unit to the last diffuser and locate and fix the issue.

Do sand and dust in the south clog the filters quickly?

Yes, the south sees more wind and dust, so filters clog faster. We check them monthly in summer and clean or replace them as needed to maintain pressure and cooling.

How are the copper pipes and external connections protected from rust and corrosion in the southern climate?

We inspect the copper pipes and insulation around the outdoor unit at each service and clean any corrosion and re-insulate if needed. Heat and moisture speed corrosion, so the south needs closer care.
