When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Tha'alibah is a dense district of mid-rise residential blocks with shops and offices, most with shared central AC systems serving multiple residential and commercial units. Central systems here handle high pressure from continuous use and dust and heat exposure, and any duct or coil blockage affects multiple flats and businesses at once, making regular maintenance essential to avoid service disruption.

Al Tha'alibah lies in south Jeddah, a district of mid-rise residential blocks interspersed with shops and commercial offices.

Most central systems in Al Tha'alibah use standard cooling coils with copper piping and insulated ducts, with outdoor units typically mounted on building roofs or in limited rear courtyards.

The AC setup in Al Tha'alibah

  1. 1

One or two central units serving multiple residential and commercial units

Mid-rise buildings in Al Tha'alibah typically have one or two central systems sharing the load across different flats and shops.

  2. 2

Branch ducts with balance dampers per unit

Branch ducts split from the main line to each flat or shop, with balance dampers to adjust airflow as needed.

  3. 3

    Standard outdoor units on roofs

Outdoor units here are straightforward and relatively simple to install, typically mounted on roofs or fairly tight rear yards.

Before the visit

Before our visit in Al Tha'alibah

  1. 1

Coordinate with affected residents and shop owners

If the system serves multiple units, notify residents and shop owners in advance so maintenance does not disrupt their work or rest.

  2. 2

Locate the main dampers and branch ducts

Tell us where main dampers and branch ducts are located, especially if they are hidden in ceilings or walls.

  3. 3

Get building management approval if applicable

If the building is managed, get management approval for the maintenance date since it affects multiple units.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

How many indoor units does one central system typically serve here?

One system may serve six to twelve residential or commercial units depending on building size. Any fault in coils or ducts affects them all, so comprehensive inspection is essential.

My shop has long hours. How do we schedule maintenance?

We can schedule maintenance before opening, after closing, or during break times, coordinating with your shop's schedule and the building's shared system requirements.

Dust accumulates fast here. Where does it collect most in the system?

The main filter, coils and ducts before diffusers collect dust most heavily. Monthly filter checks and periodic coil cleaning reduce dust buildup significantly.

Can a fault in one flat stop cooling in the others?

Yes, if one flat's branch duct clogs or its damper fails, neighbouring flats' airflow balance may suffer. Full maintenance inspects every branch and damper to prevent this.
