When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Tilal is a modern neighbourhood on relatively elevated terrain, with large villas spread across multiple floors and complex ductwork that rises and falls. Intense summer heat and the local topography mean pressure balance between floors is critical; any duct blockage affects upper rooms more than lower ones. Maintenance here focuses on checking vents and dampers and ensuring no pipe constriction impairs proper circulation.

Al Tilal is an elevated residential neighbourhood east of Jeddah, characterised by large detached villas spread across sloping, raised plots.

Most villas here are multi-storey with complex central AC systems including vertical ducts that rise through the floors.

The AC setup in Al Tilal

  1. 1

Multi-storey central system with vertical ductwork

Large villas here rely on complex vertical ductwork rising from basement and ground floor to upper storeys.

  2. 2

Separate thermostats per storey or wing

Most multi-storey villas have dampers and separate thermostats to balance cooling between different storeys.

  3. 3

Outdoor unit on roof or elevated courtyard

Outdoor units are typically mounted on the roof or in an elevated courtyard to benefit from natural airflow and height advantage.

Before the visit

Before our visit in Al Tilal

  1. 1

    Check interior stairways and passages

Ensure interior stairways and passages are clear so the team can easily reach inspection points on each storey.

  2. 2

Confirm outdoor unit location and roof access

If the unit is on the roof, ensure access is safe and the roof can support a ladder or equipment lift.

  3. 3

    Report any floor-to-floor temperature differences

If you notice temperature differences between storeys or cold spots, share those details before the visit.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

The upper floor is colder than the ground floor, is that normal?

No, balance should be close. This may indicate a damper fault on the upper floor or a duct restriction reducing pressure to the ground floor. Detailed inspection is needed.

Can the service vehicle access villas on raised, sloped ground?

Yes, most villas here have driveways engineered for sloped terrain. We verify safe access before the appointment.

Does east Jeddah's extreme heat strain the central AC system?

Yes, extreme heat increases the load on coils and condenser. A dirty coil loses efficiency quickly, so regular cleaning is critical.

Do long vertical duct runs in multi-storey homes need special care?

Yes, vertical runs can collect moisture and dust at low points or lose pressure at high points. Regular inspection ensures healthy flow.
