When your central system needs a full service

  1. 1

    Rooms that cool unevenly

Some rooms are cold and others warm even though the unit is running. The cause is usually unbalanced airflow or a coil that needs cleaning, and this only shows up with a methodical check of every diffuser in the building.

  2. 2

Water pooling or a smell from the unit

A blocked drain pan lets water pool and produces unpleasant smells, and in Jeddah's humid air bacteria build up quickly. Cleaning the pan and drain line and checking the fall is a core part of every service visit.

  3. 3

The system has not been serviced in a long time

Coils collect dust and the salt that Jeddah's coastal air carries, and this gradually raises the load on the compressor and weakens cooling. A service visit finds that build-up before it leads to a breakdown.

Who it's for

  • Your villa has rooms that do not cool evenly

We check the coil, blower and airflow at every diffuser in the villa and explain every finding to you before we leave.

  • Managing a commercial building with tenant cooling complaints

We inspect both indoor and outdoor units, measure airflow at every diffuser across the building and give you a clear picture of the system's condition.

How we work

How we work

  1. 1

    Tell us the symptoms

WhatsApp us what you notice: rooms that do not cool well, any unusual sounds or how long since the last service, and we arrange the visit.

  2. 2

    Site survey

The technician inspects both indoor and outdoor units and measures airflow at the diffusers to find where the system is weak before any work begins.

  3. 3

    Carry out the service

We clean the coil, drain pan and blower, check the electrical connections and verify the airflow from every diffuser across the building.

  4. 4

    Explain findings and hand over

Before leaving we explain what we found, point out anything that needs watching later and leave the site clean.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Breiman is a modern residential area where most villas and blocks have central or multi-head split systems, and the spacing between buildings allows long copper pipe runs to be laid with ease. Regular maintenance of the coil, drain pan and air balance between rooms is vital because desert dust accumulates quickly at the outdoor air intake, and uneven distribution is often why some rooms stay warmer than the rest.

Breiman sits in eastern Jeddah, a modern residential area of villas and apartment blocks spaced well apart.

Most villas and blocks here rely on central air units or multi-head split systems distributed across several floors.

The AC setup in Breiman

  1. 1

Central system with indoor and outdoor coil

Most modern villas in Breiman rely on a single central coil feeding distribution ducts that reach every room.

  2. 2

Multi-head split system for larger blocks

Larger residential blocks often use one outdoor unit with multiple indoor heads distributed across different floors.

  3. 3

Extended ducts with air balancing dampers

The large spaces in Breiman call for extended ducts and air balancing dampers in the branches to ensure even distribution.

Before the visit

Before our visit in Breiman

  1. 1

Tell us which rooms run hot or cold

Before the visit, tell us which rooms feel warmer or cooler than others to help us focus the inspection.

  2. 2

Ensure access to the outdoor unit and indoor coil

The indoor coil is usually in a loft or cabinet near the roof space, and the outdoor unit sits in the garden or on the roof. Ensure the team can reach both safely.

  3. 3

Gather records of any previous maintenance

If there are records of previous maintenance or repairs, have them ready to help us understand the system's history better.

FAQ

Questions about Central AC maintenance

What is the difference between a full service and just cleaning the filter?

Cleaning the filter is one step inside a full service visit. A complete service covers the evaporator coil, blower, drain pan and drain line, outdoor unit, electrical circuits and airflow at every diffuser. The technician leaves the owner with a clear picture of the whole system's condition, not just a clean filter.

Can you find out why some rooms are cooler than others?

Yes. The technician measures airflow at each diffuser and checks damper positions and static pressure in the network. The cause may be a closed damper, a leak in one section or a weakened blower. Identifying the exact fault requires a site survey because duct layouts vary between buildings.

When does the central system stopping point to a coil fault rather than the outdoor unit?

If the outdoor unit is running but the air at the diffusers is barely cool, the most likely cause is an iced or heavily fouled evaporator coil inside the air handling unit. If the outdoor unit has stopped completely the fault points elsewhere. A site inspection gives a clear diagnosis.

Do you repair faults you find during the service visit?

Minor faults such as a loose flare joint or an affected electrical contactor are fixed in the same visit. If the repair needs a replacement part or deeper work, the technician explains the findings to the owner and agrees on the next step before any additional work begins.

Can a damaged copper connection affect how well the central system cools?

Yes. A kinked or deformed copper joint restricts refrigerant flow and upsets circuit pressure, which weakens coil performance and stresses the compressor. On long runs that can reach 30 metres, the condition of every joint matters more because any restriction has a greater effect across the full pipe length.

One room is cooler than the rest; could the central coil be faulty?

Not necessarily. Our full inspection checks air balance between rooms, blocked vents and pressure in the ducts. A dirty coil or a blocked drain pan can show the same symptoms.

My villa is large with very long copper pipes; are there specific issues with that setup?

The larger system needs precise balancing between branches and indoor units to keep the cooling even. Our inspection covers system pressure, balanced branches and any possible leaks in the long pipe runs.

The desert dust here is heavy; how does that affect routine maintenance?

Dust blocks the outdoor air intake to the coil quickly, so cleaning the coil and outdoor intake screen regularly is essential because of Breiman's desert setting.

Does drainage in a central system need special care?

Yes, the drain pan and its attached pipes can clog with debris and mould. Our inspection includes clearing the pan and checking that water flows freely to the drain.
