Central AC filters

Central AC air filters in Al Bashaer

In Al Bashaer, east of Jeddah, mid-rise residential blocks rely on central AC distributed to flats. A clogged filter weakens flow in lower and upper units alike, so we inspect and replace it to restore balance.

When the filter needs attention

  1. 1

Airflow from the grilles has dropped

When the filter fills with dust the blower works harder to pull air through it, and less reaches the rooms. In Jeddah, dust and humidity combine and block the filter faster than most people expect.

  2. 2

    Dust rings around the diffusers

Grey rings around the grilles mean the air is carrying what it should not. Usually the filter is no longer doing its job, or air is bypassing it through a gap in the frame and reaching the room unfiltered.

  3. 3

Coil freezes or AHU keeps stopping

A common cause of a frozen coil is a clogged filter that cuts airflow across the coil, dropping evaporator pressure until moisture freezes on it. If the unit runs then stops, or air comes out warm, the filter is the first thing worth checking.

Who it's for

  • Living in a villa and noticing dust on furniture

We check the filters on all central AC units in the villa and confirm each filter seats properly against its frame so unfiltered air does not reach the rooms.

  • Managing a commercial building with weak airflow complaints

We inspect the AHU filters across the building, identify which are blocked or bypassing air at the frame, then clean or replace each one according to its type.

How we work

How we work

  1. 1

    Tell us your unit type

WhatsApp a photo of the central unit or AHU, its location and your district, so we know the filter type and where to find it before the visit.

  2. 2

    Filter and frame check

The technician inspects the filter and judges how blocked it is, then checks that it seats squarely against the frame so no unfiltered air slips past into the main airstream.

  3. 3

    Clean or replace

A washable filter is cleaned and left to dry fully before going back in. A disposable one is replaced with a size that fits the frame precisely, because an undersized filter leaves a gap air will always find.

  4. 4

    Post-clean check

After the filter is back in we run the unit and check airflow at the grilles and that the coil face carries no compacted dust slowing heat transfer.

What sets this district apart

Al Bashaer has mid-rise apartment blocks of 4 to 6 storeys, many with a centralised ducted AC system serving all flats through vertical and horizontal runs. The eastern location exposes buildings to dry winds and fine dust, and the tightly packed blocks limit natural ventilation. These system filters bear high load and need regular inspection, especially in dry seasons, to prevent clogging that disrupts even air distribution across all flats.

Al Bashaer is in the east, a district of mid-rise apartment blocks of 4 to 6 storeys standing closely together.

Most buildings here use a single centralised system with one or two main filters supplying all flats.

The AC setup in Al Bashaer

  1. 1

Single centralised system for the whole building

Apartment blocks here rely on one central AC system in a plant room on the ground floor or roof, distributing air to all flats.

  2. 2

Vertical and horizontal ducts supply the flats

Distribution ducts run vertically through the storeys and horizontally on each floor to deliver conditioned air to flat registers.

  3. 3

One or two main filters in the plant room

The plant room houses one or two main filters depending on building size, serving as the sole collection point before distribution.

Before the visit

Before our visit in Al Bashaer

  1. 1

Confirm access to the plant room

Make sure the plant room is open or the maintenance staff will be available to unlock it before the team arrives.

  2. 2

    Locate the main filter beforehand

Ask the maintenance staff where the main filter is in the plant room to make inspection and replacement straightforward.

  3. 3

Clear space around the filter unit

Make sure no items or equipment surround the main filter to allow safe removal and replacement.

FAQ

Questions about Central AC air filters

What is the difference between a washable and a disposable filter?

A washable filter has a rigid frame with reusable mesh; it is cleaned with water and put back. A disposable one is compressed paper or fibre that is discarded when full. Both must match the frame dimensions precisely, and the technician will confirm which type fits your unit on site.

Can a clogged filter push up the electricity bill?

Yes. When a blocked filter resists airflow the blower runs under higher load, and the compressor runs longer because cooling does not reach the rooms efficiently. Cleaning the filter is the simplest step that reduces consumption without touching any other part of the system.

How does Jeddah dust affect a central AC filter?

Jeddah combines fine airborne dust, salt from the sea and high humidity. Moist dust sticks to filter fibres and forms a denser layer than dry dust does, which means the filter needs more attention than in drier climates. Regular inspection is the only reliable way to know its actual condition.

If the rooms cool slowly, is cleaning the filter enough?

A clogged filter is a common cause of slow cooling but not the only one. After cleaning and refitting we check airflow and air temperature at the grilles. If cooling is still slow there may be an issue with the coil, the blower or something else in the unit, and that calls for a full central AC service visit.

Does the right filter vary from one AHU to another?

Yes. Frame dimensions and depth vary between units, and some AHUs hold multiple filters in a single bank. A filter smaller than the frame leaves a gap that air will always bypass without being filtered. For this reason the technician measures the frame on site and confirms the correct size before cleaning or replacing.

Does one filter cool both upper and lower floor flats equally?

A single filter may not distribute air evenly if clogged or weak. We check pressure and flow on the lowest and highest floors and replace the filter if needed.

My flat is on the first floor and cooling is always weak, is that the filter?

Lower flats often feel weak flow first when the main filter clogs. We check the primary filter in the plant room and replace it to restore even flow.

With dense building and eastern dust, how often should we check the filter?

We recommend checking every 3 months on average, every 2 months during seasonal eastern winds. Fine dust clogs filters fast in Al Bashaer.

The plant room is locked, how does the team access the main filter?

Arrange access to the plant room with us in advance, or have the maintenance staff open it. The main filter is housed there and must be reached.
