When the filter needs attention

  1. 1

Airflow from the grilles has dropped

When the filter fills with dust the blower works harder to pull air through it, and less reaches the rooms. In Jeddah, dust and humidity combine and block the filter faster than most people expect.

  2. 2

    Dust rings around the diffusers

Grey rings around the grilles mean the air is carrying what it should not. Usually the filter is no longer doing its job, or air is bypassing it through a gap in the frame and reaching the room unfiltered.

  3. 3

Coil freezes or AHU keeps stopping

A common cause of a frozen coil is a clogged filter that cuts airflow across the coil, dropping evaporator pressure until moisture freezes on it. If the unit runs then stops, or air comes out warm, the filter is the first thing worth checking.

Who it's for

  • Living in a villa and noticing dust on furniture

We check the filters on all central AC units in the villa and confirm each filter seats properly against its frame so unfiltered air does not reach the rooms.

  • Managing a commercial building with weak airflow complaints

We inspect the AHU filters across the building, identify which are blocked or bypassing air at the frame, then clean or replace each one according to its type.

How we work

How we work

  1. 1

    Tell us your unit type

WhatsApp a photo of the central unit or AHU, its location and your district, so we know the filter type and where to find it before the visit.

  2. 2

    Filter and frame check

The technician inspects the filter and judges how blocked it is, then checks that it seats squarely against the frame so no unfiltered air slips past into the main airstream.

  3. 3

    Clean or replace

A washable filter is cleaned and left to dry fully before going back in. A disposable one is replaced with a size that fits the frame precisely, because an undersized filter leaves a gap air will always find.

  4. 4

    Post-clean check

After the filter is back in we run the unit and check airflow at the grilles and that the coil face carries no compacted dust slowing heat transfer.

What sets this district apart

Al Salmiyah Al Sharqiyah is a mid-density residential and services district with residential tower compounds, medical clinics, private and public schools. The central AC systems distribute air across multiple flats or sections, and filters accumulate dust at a moderate rate due to daily use and indoor and outdoor activities. A clogged filter reduces clean air supply to flats, clinics and schools, threatening the health of residents, staff and children, especially in schools and clinics.

Al Salmiyah Al Sharqiyah sits in South Jeddah's residential zone, a district of residential compounds and health and education services.

Central AC systems in residential compounds serve multiple flats, and the filter needs checking every one to two months to maintain air quality.

The AC setup in Al Salmiyah Al Sharqiyah

  1. 1

Shared central systems for the residential compound

Residential tower compounds typically have one or two central systems serving multiple towers and flats together.

  2. 2

Separate filters for clinics and schools

Clinics and schools may need a separate system or additional filter to maintain higher health and air quality standards.

  3. 3

Filters with enhanced mould and humidity protection

Coastal heat and humidity increase mould, and residential flats, clinics and schools need mould-resistant filters.

Before the visit

Before our visit in Al Salmiyah Al Sharqiyah

  1. 1

    Coordinate with compound management

Agree with compound management on the best maintenance time and inform residents and staff in advance.

  2. 2

Identify the central AC unit location

The central unit may be on the main building roof or in a plant room on the ground floor, confirm safe access and location.

  3. 3

List of complaints from residents or staff

If residents or staff have complained of weak cooling, high humidity or odours, gather these and tell us before the visit for assessment.

FAQ

Questions about Central AC air filters

What is the difference between a washable and a disposable filter?

A washable filter has a rigid frame with reusable mesh; it is cleaned with water and put back. A disposable one is compressed paper or fibre that is discarded when full. Both must match the frame dimensions precisely, and the technician will confirm which type fits your unit on site.

Can a clogged filter push up the electricity bill?

Yes. When a blocked filter resists airflow the blower runs under higher load, and the compressor runs longer because cooling does not reach the rooms efficiently. Cleaning the filter is the simplest step that reduces consumption without touching any other part of the system.

How does Jeddah dust affect a central AC filter?

Jeddah combines fine airborne dust, salt from the sea and high humidity. Moist dust sticks to filter fibres and forms a denser layer than dry dust does, which means the filter needs more attention than in drier climates. Regular inspection is the only reliable way to know its actual condition.

If the rooms cool slowly, is cleaning the filter enough?

A clogged filter is a common cause of slow cooling but not the only one. After cleaning and refitting we check airflow and air temperature at the grilles. If cooling is still slow there may be an issue with the coil, the blower or something else in the unit, and that calls for a full central AC service visit.

Does the right filter vary from one AHU to another?

Yes. Frame dimensions and depth vary between units, and some AHUs hold multiple filters in a single bank. A filter smaller than the frame leaves a gap that air will always bypass without being filtered. For this reason the technician measures the frame on site and confirms the correct size before cleaning or replacing.

The flat has high humidity and poor comfort, is the filter the issue?

A clogged filter cuts airflow and can trap humidity and mould. We check and clean both the filter and drain pan to restore airflow and drying.

Children in the flat have allergies and cough, could the AC be the cause?

A clogged filter or one harbouring mould can worsen allergies and cough. We inspect the filter, drain pan and coil condition, and clean or replace the filter right away.

The clinic in the compound needs cleaner air than other flats, how do we ensure this?

The clinic may need a separate filter or higher-efficiency filter. We assess the system type and recommend adding an extra filter or upgrading the current one as needed.

The school in the district needs regular filter checks, what schedule do you recommend?

A school with hundreds of students needs filter checks every two weeks and monthly cleaning or replacement at minimum. We recommend a comprehensive maintenance contract covering all filter inspections and full system checks.
