Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

We schedule preventive visits outside office hours and record every component's condition each time, so a sudden breakdown in peak heat does not stop your operations.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.

What sets this district apart

Al Ala is a modern area of large villas and luxury residential complexes, mostly recently built with advanced central AC systems serving wide spaces. Villas here typically have multiple floors and wings, requiring powerful cooling and multiple coils. Intense summer pressure from high heat and humidity makes regular maintenance essential to prevent performance decline, refrigerant leaks and breakdowns.

Al Ala lies in north-east Jeddah, a modern area of large villas and luxury residential complexes.

Most villas here feature one or more central systems with multiple evaporator coils and powerful compressors.

The AC setup in Al Ala

  1. 1

    Multi-coil central system

Large villas here typically have one powerful central system with 3 to 5 indoor coils distributed across floors and separate wings.

  2. 2

Long ductwork under ceilings, walls and floors

Ducts run long distances from compressor to coils and outlets across all floors and wings. This length and complexity requires regular inspection for blockages and condensation.

  3. 3

Powerful compressor with large outdoor unit

The outdoor unit is large and powerful, requiring inspection of fan integrity, seals, pipes and corrosion from salt air.

Before the visit

Before our visit in Al Ala

  1. 1

    Locate the outdoor unit clearly

Make sure the team knows exactly where the outdoor unit is and can reach it safely, especially if it is on the roof or in a tight courtyard.

  2. 2

Provide a ductwork and coil diagram

Send a diagram showing main duct routes and indoor coil locations across each floor and wing to speed up inspection and documentation.

  3. 3

Ensure roof and equipment room access

Check that roof access via stairs or lift is safe and easy, and any equipment room is open for inspection and maintenance.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

Our luxury villa needs an advanced maintenance contract?

Yes, large luxury villas have complex cooling systems serving multiple floors and wings. The contract ensures detailed inspection of coils, motors, ducts and refrigerant on regular visits.

Our villa has many indoor coils, does inspection take longer?

Yes, large villas often have 3 to 5 or more indoor coils. Inspection takes longer, but all readings and records are kept in a single file for performance tracking.

Our villa is near the sea, does salt air affect the system?

Yes, salt air accelerates outdoor unit corrosion, seal wear and pipe degradation. Regular inspection spots rust and wear early and protects exposed components.

How do you monitor refrigerant levels in a complex system with many coils?

Our team checks refrigerant pressure at the first, last and middle coils and records readings at each visit. This ensures even distribution and detects any leaks across all coils.
