Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

We schedule preventive visits outside office hours and record every component's condition each time, so a sudden breakdown in peak heat does not stop your operations.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Andalus is a western coastal zone with modern apartment blocks and medium villas near the sea, where high humidity and salt in the coastal air severely corrode coils and copper connections. Central AC here faces rapid metal decay and mould growth on coils and drains, making monthly or bi-monthly checks essential. An annual contract includes coil cleaning at higher frequency and regular checks of copper connections for rust.

Al Andalus sits in Jeddah's western coastal belt, a zone of modern apartment blocks and villas close to the Red Sea.

Central systems exist equally in apartment blocks and villas here, with outdoor units typically on roofs or top terraces where they face direct coastal air.

The AC setup in Al Andalus

  1. 1

Unified central system for the building

Apartment buildings in Al Andalus typically have a single central AC system serving multiple flats from one outdoor unit on the roof.

  2. 2

    Villas with dedicated central systems

Coastal villas have their own dedicated central system, with the outdoor unit on roof or side yard where humid coastal air flows directly.

  3. 3

    Central filters and drain boxes

The central system has large filters and multiple drain boxes needing more frequent cleaning in coastal zones due to mould and salt.

Before the visit

Before our visit in Al Andalus

  1. 1

Coordinate with building management or villa owner

If the system is in an apartment building, provide the maintenance manager or building admin contact so we can coordinate visit times.

  2. 2

    Confirm safe roof access

The outdoor unit is on the roof, so make sure the roof is safe and stairs are working before visit day.

  3. 3

Set monthly or bi-monthly inspection dates

The humidity and salt in Al Andalus demand tighter check intervals than other zones, so agree on monthly or bi-monthly visit dates.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

Does sea salt cause corrosion on the AC metals?

Yes, coastal salt causes rapid corrosion on coils and copper connections, so the contract includes monthly checks of these areas and special coil cleaning.

How do you reach the outdoor unit on an apartment building roof?

We coordinate with building management on suitable visit times, and the team uses safety equipment and accesses the roof via secure internal stairs.

Does high humidity increase drain mould?

Very much so, the high coastal humidity speeds mould growth in the drain pan and pipes, so the contract includes drain cleaning at least monthly.

Are outdoor electrical connections exposed to salt and moisture?

Yes, the outdoor unit's electrical connections are highly exposed to salt and moisture, so the contract includes insulation and connection checks every visit and replacement of corroded parts.
