Contracted preventive care

Central AC maintenance contracts in Al Balad

In Al Balad's central downtown, residential blocks, hotels and offices run heavy central AC systems around the clock. A maintenance contract means our team visits on a set schedule, checks coils, motors and drains before summer breakdowns force an emergency call.

Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

We schedule preventive visits outside office hours and record every component's condition each time, so a sudden breakdown in peak heat does not stop your operations.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.
  • An indoor AHU unit connected to round ductwork in a mechanical plant room, exposed concrete ceiling.

What sets this district apart

Al Balad houses older residential blocks, hotels and office towers built over different periods, their central AC serving many floors through various ductwork. High humidity and salty sea air speed up corrosion of coils and copper pipes, and dust buildup in ducts cuts distribution efficiency. A contract brings regular visits to clean coils, check refrigerant levels and pressure, and catch faults before the summer heat arrives.

Al Balad sits in historic Jeddah's heart, a district of older and newer multi-storey residential, hotel and commercial blocks.

Most large buildings here run shared central AC with centralised cooling coils and ductwork spanning multiple floors.

The AC setup in Al Balad

  1. 1

Central AC with shared cooling coils

Large buildings in Al Balad rely on centralised cooling coils serving multiple floors through a unified duct network.

  2. 2

Dedicated plant room for compressor and motors

Usually there is a plant room on the roof or basement housing the compressor, motor and central evaporator unit.

  3. 3

Long copper pipework and complex distribution ductwork

Pipework and ducts run long distances from the plant room to indoor units across floors, increasing the inspection points a contract must cover.

Before the visit

Before our visit in Al Balad

  1. 1

Agree a regular visit schedule with building management

Building or hotel management needs advance notice of visit dates and duration to arrange team access to the plant room and ductwork.

  2. 2

Ensure the plant room is accessible

The plant room on the roof or basement must be safe and easy to access before the visit day.

  3. 3

    Schedule visits outside peak hours

For hotels and offices, the best time for routine checks is outside guest or staff hours to avoid noise and disruption.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

Will a maintenance contract prevent central AC breakdowns in summer?

A contract does not prevent all faults, but it reduces the risk by regularly checking motors, coils and pipes, so we catch small problems before they become serious.

The buildings here are close to the sea, how does salt air affect maintenance?

Salt air speeds up corrosion of copper pipes and metal parts in the outdoor unit, so we inspect these areas closely on every contract visit and address early rust.

The ductwork in our older building is tight and old, does that cause cleaning challenges?

Older narrow ducts collect dust faster, so we add duct cleaning to contract visits to keep airflow and efficiency steady.

How many maintenance visits per year does a residential block in Al Balad need?

It depends on the building size, ductwork and system age; we set the visit schedule after an initial site survey we coordinate with you.
