Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

What sets this district apart

Al Durrah is a relatively new residential district with high-rise apartment buildings and villas in contemporary designs and modern construction, equipped with central AC systems meeting high efficiency standards. Jeddah's intense heat and coastal humidity place heavy demands on these systems, especially when summer intensifies and condensers run for longer periods. A maintenance contract allows regular checks of every system component from compressor to condenser, coils, filters and ducts, with full cleaning and condition recording.

Al Durrah sits in north Jeddah as a modern district with high-rise residential buildings and upscale villas in an advanced urban layout.

Most central systems here have multiple compressors serving different building sections, with outdoor units mounted on protected roofs or side courtyards.

The AC setup in Al Durrah

  1. 1

Multi-compressor central system for the building

Tall apartment buildings in Al Durrah usually have two or more compressors distributed across roof or side courtyards, each serving different building sections.

  2. 2

Complex distribution across multiple floors and zones

Distribution ducts and indoor units spread across multiple floors with a central control room on the ground floor or main entrance.

  3. 3

    Protected outdoor condensers on roofs

Outdoor units are mounted in areas shielded from direct winds and excess moisture, but require frequent cleaning of salt and dust.

Before the visit

Before our visit in Al Durrah

  1. 1

Coordinate with building management before the date

Tell building management the visit date and areas the team will access, and ensure keys and security clearance are available.

  2. 2

Note any complaints from unit residents

If you have received complaints from residents about weak cooling or strange noises, note these beforehand so the team can link them to system parts.

  3. 3

Ensure access to roofs and side courtyards

Check that all outdoor units and equipment on roofs and side courtyards can be safely accessed during maintenance.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

Multi-compressor systems, how does maintenance differ?

Each compressor needs separate checks for pressure, performance and temperature, and we ensure load balancing between compressors for even work distribution.

Does maintenance in high-rise buildings differ from villas?

Yes, high-rises require checking more distribution pipes and dispersed indoor units, and more coordination with building management and access to high roofs.

Does intense summer heat affect condenser efficiency?

Yes, rising ambient air temperature lowers condenser efficiency, so we clean it regularly of dirt, sea salt, insects and dust.

Access to high roofs, how do you handle safety?

We follow strict safety procedures when working on high roofs, with full protective equipment and coordination with building management on safe access points.
