Contracted preventive care

Central AC maintenance contracts in Al Rahmah

In Al Rahmah south Jeddah, residential and hotel blocks and commercial projects run heavy central AC. A maintenance contract ensures our team visits on schedule, inspecting the system closely before the hot season.

Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

  • Managing an office with no AC maintenance contract

We schedule preventive visits outside office hours and record every component's condition each time, so a sudden breakdown in peak heat does not stop your operations.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

What sets this district apart

Al Rahmah is a fast-growing southern district with new residential blocks, many hotels and large commercial projects, their modern centralised AC heavy-duty and serving large numbers of units and guests. Extreme heat, high humidity and heavy desert dust put intense strain on coils, motors and compressors, and constant heavy use in hotels and commercial projects speeds wear. A contract means regular close inspection and frequent cleaning to ensure continuous operation.

Al Rahmah sits in fast-growing south Jeddah, a district of large new residential, hotel and commercial blocks.

Central AC systems in Al Rahmah are large and modern, but under severe strain from continuous use and harsh climate.

The AC setup in Al Rahmah

  1. 1

    Large multi-stage centralised AC systems

Large projects and hotels in Al Rahmah have multiple cooling coils and compressors distributed to serve hundreds of units.

  2. 2

Complex distribution ductwork with multiple main routes

Ducts branch in multiple ways from the plant room to different project or hotel sections.

  3. 3

Multiple outdoor units on different roofs or spaces

Large projects may have outdoor units spread across multiple roofs or areas to distribute the load.

Before the visit

Before our visit in Al Rahmah

  1. 1

Set a detailed maintenance schedule with project management

Large projects need careful planning to set visit times that do not affect guests, staff or operations.

  2. 2

Show us the system map and location of every unit and station

Our team needs an accurate map or description of coil, compressor, outdoor unit and main duct locations.

  3. 3

Ensure safe access to all plant rooms and roofs

Check that all access points are secure and roofs and passageways are clear of hazards before the team arrives.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

Do hotels and commercial projects need different maintenance than residential?

Yes, heavy hotel use requires more frequent checks and closer cleaning than ordinary residential buildings.

The heat here is extreme, can modern systems handle it?

Modern systems handle extreme heat, but a close contract monitors refrigerant pressure, motor and efficiency because pressure stays high all summer long.

Desert dust clogs coils fast here, do we need frequent cleaning?

Yes, in Al Rahmah we recommend coil cleaning every month or every two weeks during dust and heat season.

Large project AC systems are very complex, how do we ensure proper maintenance?

We inspect each project section separately and deliver a detailed report after every visit showing the condition of each system part.
