Who needs a central maintenance contract?

  1. 1

A villa or home with central AC

The central system in a villa serves several rooms at once, and a fault leaves the whole house without cooling. A contract keeps every component monitored all year and catches early wear in a cooling coil or motor before it becomes a full breakdown in the worst of the heat.

  2. 2

An office or small commercial building

In an office, AC failure means work stops. A contract schedules preventive visits outside working hours, and when a fault appears it is handled by the team that already knows the system, not a technician seeing it for the first time.

  3. 3

An older system with no service history

A system that has gone years without regular servicing carries built-up dirt in its coils, corroded electrical contacts and a blocked drain. We start with a survey to assess its real condition, then build a visit schedule around what your system specifically needs.

Who it's for

  • Own a villa with an ageing central system

We open with a survey that reveals the condition of coils, motors and drains, then build a contract around what your specific system needs, not a generic one.

We schedule preventive visits outside office hours and record every component's condition each time, so a sudden breakdown in peak heat does not stop your operations.

How we work

How we work

  1. 1

    Survey and assessment

We visit the site, inspect every unit, duct run and connection, document the condition of each component, and use that to build the preventive visit schedule that suits your system and how you use it.

  2. 2

    Agree the contract

We set out the scope and schedule clearly before signing, including what each visit covers and how corrective faults are handled, so there is no uncertainty about responsibilities.

  3. 3

    Scheduled preventive visits

On each visit the technician checks the coils, motor, capacitor, drain and airflow at the diffusers, notes any early change before it worsens, and records the findings in a report you receive.

  4. 4

    Follow-up and corrective work

If a visit uncovers a fault in a joint, coil, drain or electrical part, the same team that knows the system carries out the repair and records it in your system's running log.

What sets this district apart

Umm Al Salam is a quiet residential district of detached homes, villas and small apartment blocks spread on a comfortable layout. Each home or small building typically has its own central AC system without sharing with distant neighbours. This quietness means easier access to outdoor units and ductwork, but system size variety requires careful attention to each case. Summer heat and coastal humidity stress coils and fans, so regular maintenance keeps performance reliable.

Umm Al Salam lies in east Jeddah, a quiet residential district of homes, small villas and low-rise apartment blocks.

Most buildings in Umm Al Salam have independent central units, with few small blocks sharing a single outdoor unit.

FAQ

Questions about Central AC maintenance contracts

How are the preventive visit dates set?

We build the schedule after the opening survey, based on the system's age, size and how heavily it is used. Jeddah's humid, salty air speeds up dirt build-up in coils and corrosion of electrical contacts, so we factor that in when setting the right intervals for your system.

What happens if a fault appears between scheduled visits?

Corrective work is part of the contract scope. When you report a fault, the team that holds your system's record and knows its history responds. They diagnose the problem far faster than a technician with no background on the unit, and the repair is logged in the same record.

Does a contract work for a system serving several floors or zones?

Yes. At the opening survey we list every unit, duct run and diffuser and bring them all into the contract scope. That avoids the situation of dealing with different units through different companies, because one party remains responsible for the performance of the whole system.

What exactly does a preventive visit include?

The technician checks the cooling coil and heat exchanger, tests the motor and capacitor, verifies the drain runs freely without blockage, measures airflow at the diffusers and inspects all electrical connections. Everything found is recorded in a report you receive at the end of the visit.

Can corrective work found during a preventive visit be included under the same contract?

Every preventive visit includes a check for faults and a written record of any found. Whether corrective work is covered under the contract or handled through a separate work order depends on what the initial survey reveals and how the contract is written before work begins. The scope varies between systems, so this is settled at the survey stage, not after a fault appears.

The area is quiet with low density, does this reduce maintenance needs?

Quietness does not reduce maintenance needs. Heat and humidity affect systems just as strongly, and some faults may develop slowly unnoticed due to lower use. Regular checks are still essential.

Our villas are fairly old, do their central systems need special care?

Yes, older central systems may need closer checks on insulation, wiring and fans. We regularly inspect motors and coils to avoid sudden failures.

Outdoor units are in gardens, do grass and trees damage them?

Yes, dense grass and nearby trees obstruct cool air discharge from the condenser. We advise safe clearance around the unit and clear leaves and debris on each visit.

Drainage from the indoor unit, how common is blockage in Umm Al Salam?

Coastal humidity and dirt accumulation can block drain pipes. Regular checks detect blockages early and we clear pipes to ensure proper flow.
