When a chiller needs attention

  1. 1

    Weak cooling across several floors

When users on several floors complain at the same time, the source is usually the chiller, not the terminal units. We measure the supply and return water temperatures and compare them with actual operating conditions to find where cooling is being lost.

  2. 2

Condenser coils clogged with dust and salt

Jeddah's hot, humid, salt-laden air deposits a crust on condenser coils and slowly raises condensing pressure until the compressor is overloaded. Early inspection and regular cleaning stop the problem reaching that point.

  3. 3

A chiller alarm or sudden shutdown

A modern chiller shuts itself down on a pressure, temperature or flow fault. We read the fault log in the control unit and trace the root cause, whether it is in the refrigerant circuit, the water pump or a flow sensor.

Who it's for

  • Running a factory or warehouse with an existing chiller

We inspect the compressor, condenser coils and chilled water flow and record operating readings so a chiller fault does not stop your production line or spoil stored stock.

How we work

How we work

  1. 1

    Review operating logs

We ask for any saved logs or alarms before the visit and note the symptoms you have seen, so the technician arrives knowing exactly what to look for.

  2. 2

    Compressor and circuit check

We measure suction and condensing pressure against the refrigerant type on the unit nameplate, check the compressor thermally and inspect flange joints and heat exchangers.

  3. 3

    Clean coils and check flow

We clean condenser coils of dust and salt deposits, then check chilled water flow through the pipes and verify that the temperature difference between supply and return is within normal range.

  4. 4

    Document and hand over report

We record all readings in an operating report you keep, and we list any immediate recommendations and any points to watch at the next service visit.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rawabi is a relatively new residential district with planned complexes, small to mid-size hotels and generous green spaces between buildings. Most complexes have one or more chillers serving all residential units. Roofs here are spaced further apart and more accessible than older districts, but new expansions and buildings increase load on existing chillers. Seasonal humidity and desert dust require regular checks of coils and pressures.

Al Rawabi is in south Jeddah, a modern planned residential area with large housing complexes and mid-size hotels served by central cooling systems.

Most residential complexes in Al Rawabi have one or two chillers cooling water for multiple towers through unified pipe networks underground or in basements.

The AC setup in Al Rawabi

  1. 1

One or two chillers per housing complex

Most Al Rawabi housing complexes have one powerful chiller or two as backup to ensure cooling continues if one needs maintenance.

  2. 2

Storage tanks underground or in basement levels

Tanks in Al Rawabi are typically underground thanks to professional complex planning, making maintenance easier without affecting the exterior appearance.

  3. 3

Unified pipe network serving multiple towers

Chilled water pipes link the chiller to multiple towers, requiring periodic checks of pressure and leaks at major distribution points.

Before the visit

Before our visit in Al Rawabi

  1. 1

Contact complex management to schedule the visit

Notify complex management of the inspection date in advance and request safe access to the chiller room and basement, confirming parking near the entry.

  2. 2

    Prepare past performance data

Collect any old maintenance records or past pressure readings for the chiller and share them with the team for comparison with current data.

  3. 3

    Verify chiller room ventilation

Check that the basement chiller room is well ventilated and free of excess moisture before the inspection date.

FAQ

Questions about Chiller maintenance

How do you tell whether the compressor is working properly?

We measure suction and high-side pressure and compare them with expected values for the refrigerant type on the unit nameplate, check the compressor thermally with an infrared camera if needed, and compare current draw with actual load conditions on the day of the visit.

Does Jeddah's climate affect chillers more than other cities?

Yes. Jeddah's humid, salt-laden sea air deposits a layer on outdoor condenser coils faster than in dry inland cities. This raises condensing pressure and makes the compressor work harder, which is why coil inspection and cleaning matter more here than in a dry climate.

Do you repair the chiller on site or does it have to go to a workshop?

Most maintenance and common repairs are done on site: coil cleaning, pressure adjustment, sensor replacement, control circuit repair. Work that requires internal compressor rebuilding is identified after inspection and we explain exactly what it involves.

What goes into the chiller's operating log, and why does it matter?

At every visit we record refrigerant pressures, entering and leaving water temperatures, compressor current and any alarms. Comparing these readings visit by visit shows a slow loss of performance, such as a condenser coil starting to foul or a charge running low, before it turns into a shutdown.

Can the chiller be serviced without cutting cooling to the whole building?

It depends on how many chillers the building has and how the hydronic circuit is designed. With a single chiller, a full inspection needs a brief shutdown agreed with you in advance. Where more than one chiller is installed, we schedule maintenance in sequence so partial cooling stays available. The first visit establishes what is possible.

Our housing complex recently expanded; does the chiller need extra checks?

Yes, when new towers are added, the chiller load increases; we recommend checking pressures and water flow right after expansion, then monthly through the hot season.

Our chiller room is in the basement; how is maintenance done?

We coordinate with the complex management for safe basement access and confirm adequate ventilation in the chiller room before inspection, carrying all necessary testing equipment.

Does desert dust affect the chiller's coils?

Yes, seasonal dust accumulates on the outdoor condenser coils, reducing cooling efficiency, so we inspect and clean them every two months during high-dust periods.

Chilled water lines run underground; how is a leak detected?

We check water pressure and flow from monitoring gauges in the chiller room and at each tower inlet; if pressure drops, we trace the pipe route to locate the leak.
