When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

Who it's for

  • Running a restaurant or central kitchen cold room

We check the evaporator, defrost circuit and door seal in your kitchen cold room and fix any fault before your food stock is put at risk.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Fadilah is a relatively modern residential and commercial neighbourhood mixing flats with small commercial shops and restaurants, with mid-rise buildings and reasonable outdoor space. Cold rooms here are small to medium serving restaurants, shops and spice merchants, running at moderate daily intervals. High summer heat and coastal humidity affect units, and outdoor space is sometimes limited by proximity to neighbouring residential units.

Al Fadilah is in south Jeddah, a modern residential and commercial area with mid-rise buildings.

Most cold rooms in Al Fadilah are small to medium, rated 3 to 8 tonnes, with outdoor units mounted on roofs or side balconies.

The AC setup in Al Fadilah

  1. 1

Small to medium cold rooms for restaurants and spice shops

Al Fadilah has restaurants and spice shops with small to medium cold rooms suited to smaller premises.

  2. 2

Outdoor units on roofs near residential flats

Roofs here are close to windows of neighbouring residential flats, so noise and vibration from the unit may affect residents.

  3. 3

    Medium-length pipes through shared walls

Pipes run through walls shared between the restaurant and the flat, requiring protection from moisture and sound.

Before the visit

Before our visit in Al Fadilah

  1. 1

Coordinate with neighbouring residents on visit time

Tell neighbouring residents about the visit time as they may hear working noise, especially if the flat is above the restaurant.

  2. 2

Confirm roof and balcony access is safe

The roof and balcony must be safe and clear of obstacles. Check before the visit.

  3. 3

Clear space around the door and pipes

Move goods and boxes away from the cold room door and pipes for easy access and working space.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

The flat is above the restaurant, does the outdoor unit noise bother residents?

Larger outdoor units produce noise, especially at night. We choose the installation site away from flat windows and ensure firm mounting to reduce vibration.

My balcony faces south with sun all day, does that affect the unit?

Full-day direct sun significantly increases thermal load on the unit. We recommend installing a light shade or sun screen to protect the outdoor unit.

The restaurant and flat share the same electrical outlet, is that safe?

Sharing one electrical entry can be risky if capacity is small. We check the breaker and wiring and may recommend separating or upgrading the entry before operation.

How often should I clean the cold room internally?

We clean the evaporator and coils of dust every 4 to 6 weeks. Daily internal cleaning of food scraps and ice is the shop owner's responsibility to prevent odours and mould.
