When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Harazat is a dense industrial zone with factories, massive warehouses and upscale restaurants operating large cold rooms to high industrial standards. These rooms run non-stop year-round under very heavy loads, especially in summer. Even short downtime can disrupt production or spoil large stock. Outdoor units are often very large, need spacious areas and may require multiple units.

Al Harazat sits in east Jeddah's industrial sector, a zone of factories, massive warehouses and major industrial projects.

Industrial cold rooms here are massive with multiple outdoor units potentially totalling tens of tons of cooling capacity and advanced control and sensor systems.

The AC setup in Al Harazat

  1. 1

    Massive industrial cold-room units

Factories and warehouses in Al Harazat use massive industrial rooms with huge capacity to cool extensive production and storage areas.

  2. 2

    Multiple high-capacity outdoor units

Industrial systems may have several very large outdoor units distributed across factory roofs or exposed areas.

  3. 3

Advanced central control system with smart sensors

Industrial systems have advanced central control managing multiple units with automatic temperature, humidity and performance monitoring.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

My factory needs uninterrupted cooling, how do you handle this?

We establish precise preventive maintenance and often work on one unit while production continues on another. We coordinate to ensure no unplanned downtime.

My factory has many large outdoor units, how do you service them?

Our team specialises in large industrial systems. We coordinate with your production and maintenance teams and arrange regular visits to all units on a convenient schedule.

Extreme heat and humidity affect our massive outdoor units, what is the solution?

Massive systems need frequent cleaning. We clean coils, fans and drains with high precision and ensure adequate ventilation around every outdoor unit.

Our central control system monitors multiple cold rooms, do you service it?

Yes, we service central control systems, sensors and full automation. We need details on the system type, brand and programming to prepare the right team.
