Cold rooms kept running

Cold rooms in Al Khaleej

In Al Khaleej in north Jeddah, where storage warehouses and commercial depots cluster, cold rooms keep frozen and chilled food stock uninterrupted. Alrabih's team checks the evaporator, condenser, thermal controller and door, restoring system stability before stock is at risk.

When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Khaleej's buildings are industrial and commercial, focused on storage and distribution, with large warehouses containing carefully insulated cold rooms at different temperatures. The district is spacious and easy for the team's vehicles, and buildings are relatively modern but the heavy, round-the-clock use of the rooms strains seals and fans. High summer humidity and intense heat increase system load, especially at peak stock capacity.

Al Khaleej in north Jeddah is an industrial and commercial zone housing large warehouses and food distribution centres.

Cold rooms in the warehouses here typically serve multiple purposes with separate zones for storing meat, fish, vegetables and frozen products, each with its own evaporator and independent temperature control.

The AC setup in Al Khaleej

  1. 1

Multi-purpose cold rooms with separate zones

Large Khaleej warehouses typically have one large room subdivided into zones at different temperatures, each zone with separate evaporator and control.

  2. 2

    Heavy-duty outdoor air condenser

Warehouse loads require large-capacity condensers, usually mounted on roofs or open exterior walls to ensure full airflow.

  3. 3

Insulated swing doors with heavy rubber seals

Cold room doors in warehouses are designed for heavy use, with strong rubber seals that need periodic replacement due to constant pressure.

Before the visit

Before our visit in Al Khaleej

  1. 1

Map the location of each room and its condenser

Before the visit, tell us how many cold rooms you have and where each outdoor condenser is sited, on roof or walls.

  2. 2

Coordinate with warehouse staff to avoid stock downtime

If maintenance requires a temporary stop, brief the team on warehouse working hours and peak usage times to plan around them.

  3. 3

Ensure access to condensers and doors

Check that the route to the roof or wall with condensers is clear, and that room doors can open freely without obstruction.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

I have a warehouse with several different cold rooms, how do you handle that?

We inspect each room separately, record temperature and performance for each unit, and arrange a maintenance schedule tailored to each room's needs.

The outdoor condenser is exposed to intense summer heat, does that affect the room's efficiency?

Yes, high temperatures noticeably reduce condenser efficiency, so we clean it monthly and regularly check airflow and copper piping.

The warehouse door seal leaks quickly, how often should I have it checked?

Check the gasket at least every two weeks in summer due to heavy use and heat, and monthly in other seasons.

Do you offer regular maintenance contracts for large warehouses?

Yes, we offer custom maintenance contracts for large warehouses, including monthly or fortnightly inspections as agreed.
