When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Some of our work

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Qaws is an expanded industrial and storage district with large factories and warehouses; buildings here are more spacious and designed for productivity and storage. Industrial cold rooms here may be massive with multi-compressor systems or large rooftop condensers, and year-round intensive use means regular maintenance and continuous monitoring of refrigerant and seals are essential to avoid production stoppage.

Al Qaws is in east Jeddah, an expanded industrial and storage district with large factories and warehouses.

Most industrial cold rooms here are heavy-duty units with multiple compressors, complex piping and large rooftop condensers.

The AC setup in Al Qaws

  1. 1

    Multi-compressor systems for large spaces

Large warehouses and factories here may have multiple compressors linked together to achieve high cooling capacity.

  2. 2

Large rooftop condensers with forced-air systems

Rooftop condensers here may be large with powerful fans to improve cooling in heavy industrial areas.

  3. 3

Dust protection and leak prevention systems

Factories often have filter systems and dust protection around the condenser and pipes with double insulation.

Before the visit

Before our visit in Al Qaws

  1. 1

Ensure safe access to condenser and pipes

Confirm that the route to the outdoor condenser and piping systems is safe and clear of obstacles.

  2. 2

Tell us about production and maintenance schedule

Factories have strict production schedules, tell us available downtime to schedule the visit without affecting output.

  3. 3

Coordinate with maintenance and operations managers

Notify maintenance and operations managers in advance and confirm internal technical support is available.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

The factory depends entirely on the cold room, how do you prevent sudden failure?

We set up strict preventive maintenance with regular checks on every component and continuous monitoring of refrigerant, evaporators and condensers.

Copper pipes in the large room may corrode, how do you protect them?

We clean pipes regularly and inspect for corrosion. We apply protective coatings as needed and replace damaged pipes before leakage.

Industrial heat around the outdoor condenser may affect efficiency?

Yes, nearby heat sources raise condenser pressure. We recommend improving ventilation around it or relocating heat sources if possible.

Industrial dust clogs the condenser quickly, how do you maintain cleanliness?

We clean the condenser at short intervals and install dust protection. We recommend weekly condenser checks in heavy industrial areas.
