When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

Who it's for

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

Ductwork, rooftop units and diffusers, from work we've completed in Jeddah.

  • Galvanized rectangular duct trunk with branch takeoffs and round diffusers, hung from a black ceiling, a Carrier unit visible behind — interior finishing stage.
  • Round diffusers and a spiral duct trunk in a tiled stairwell service shaft.
  • Rooftop ductwork and an exhaust fan, with Jeddah buildings in the background.
  • Rooftop packaged AC units with rectangular duct transitions, city buildings behind.
  • Insulated rooftop duct run beside a packaged unit, a warehouse roof in the background.
  • A grid of round diffusers in an open-plan office ceiling, mid-construction.
  • An insulated rooftop duct elbow, against a mountainous backdrop.
  • Large insulated ductwork running along a factory ceiling, with workers visible below.
  • A yellow round diffuser mid-installation, with spiral duct and a suspended ceiling grid.
  • Duct insulation wrap in progress on a construction site, bare duct still exposed.
  • A black-painted duct trunk with round diffusers and track lighting, in a finished retail interior.

What sets this district apart

Al Rayyan is a growing hospitality and food service zone with boutique hotels, modern restaurants and cafes, most of them mid-sized with limited space. The cold rooms are smaller than industrial warehouse units but run hard all day because rapid stock turnover and continuous guest flow leave little room for maintenance. The eastern heat and sun reflection off modern hotel glass increase system pressure.

Al Rayyan lies in east Jeddah as a growing zone of modern hotels, restaurants and cafes.

Most hotel and restaurant cold rooms here are small to mid-sized integrated units with standard door seals and basic digital control.

The AC setup in Al Rayyan

  1. 1

Small to mid-sized integrated cooling unit

Hotels and restaurants here use compact integrated units with evaporator and condenser coils in one box to save space.

  2. 2

    Standard door gaskets

Most rooms use standard rubber gaskets, but in the fast-paced hotel environment they wear quickly from repeated opening and closing.

  3. 3

    Basic digital controller

Control is straightforward and relies on staff to check temperature manually if an alert appears.

Before the visit

Before our visit in Al Rayyan

  1. 1

Coordinate with kitchen or hotel management

Let them know the service time in advance so they can brief staff and avoid disrupting guests or service.

  2. 2

Clear space around the outdoor unit

Make sure no kitchen equipment or boxes block the outdoor unit, usually on the roof or back wall.

  3. 3

Confirm safe access to the roof

If the unit is on the roof, check that roof access is safe and easy to open, and flag any obstacles.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

The door won't seal tightly and warm air leaks in, how do I fix it?

Poor sealing usually comes from worn rubber gaskets or frame misalignment. We inspect the seal and frame, replace the gasket if needed, and adjust alignment to ensure a tight close.

The kitchen and back area are tight, how do you reach the outdoor unit?

We agree on the best access route before the visit and carry tools with minimal disruption to daily kitchen operations.

Sun on the hotel roof heats the outdoor unit, does that affect it?

High temperatures reduce condensing efficiency. We check the condenser coils for dust buildup and can suggest shade or a sun shield if possible.

The restaurant is open late and runs six days a week, when can I service the room?

We work Saturday to Thursday, 8 am to 8 pm. We can schedule between service hours or during a quiet time when the kitchen is closed.
