When your cold room needs attention

  1. 1

    Room not holding temperature

The temperature climbs slowly even though the unit keeps running, or the products inside are warmer than they should be. The cause could be the evaporator, condensing unit, refrigerant level or controller, and only a site check tells which.

  2. 2

    Evaporator icing up and stopping

Ice builds on the evaporator until airflow stops and cooling fails. The cause is usually in the defrost circuit, its sensor or the evaporator fan. Jeddah's humid air speeds up icing when anything in that circuit is not working correctly.

  3. 3

    Door letting cold air escape

A worn or deformed door seal lets warm humid air in, overloading the refrigeration unit and speeding up evaporator icing. If the door frame heater has failed, moisture builds on the frame and the door becomes hard to open.

How we work

How we work

  1. 1

    Describe the fault

WhatsApp us what you see: the temperature showing on the controller, whether the unit is running or not, and the type of stock inside the room.

  2. 2

    Site check and diagnosis

The technician checks the evaporator, condensing unit, defrost circuit, controller and door seal, then identifies the actual cause of the temperature loss before starting any work.

  3. 3

    Repair and replacement

We fix what the diagnosis found: clean the evaporator, repair the defrost circuit, replace the seal or adjust the refrigerant charge to the type written on the unit nameplate.

  4. 4

    Test and handover

We run the room and watch the temperature until it reaches the set value, confirm the alarm and controller are working, then hand you a report of what was done.

What sets this district apart

Al Shati is a modern beachfront district with large hotels, restaurants and resorts, where cold rooms are built into vast kitchens and storage areas serving hundreds of guests daily. Direct exposure to humid sea air and salt spray means the systems face harsh conditions, and round-the-clock heavy use demands regular scheduled maintenance.

Al Shati sits on Jeddah's northern beachfront, a modern tourism zone with major hotels, restaurants and resorts directly on the sea.

Cold rooms in the district's hotels and seaside restaurants are usually large commercial units with high capacity running night and day.

The AC setup in Al Shati

  1. 1

Large commercial cooling units with heavy-duty condensers

Cold rooms in the beach's large hotels and restaurants require high-capacity units with strong cooling power to handle heavy demand.

  2. 2

Advanced drainage systems for coastal moisture handling

High coastal humidity requires advanced drainage systems and frequent maintenance of the condensation pan and drain lines.

  3. 3

Outdoor units protected against salt and moisture

Outdoor condensers on hotel roofs need extra protection with robust coatings and insulation against direct sea salt spray.

Before the visit

Before our visit in Al Shati

  1. 1

Coordinate the service time with kitchen management

In a large hotel or restaurant, let us know the best time for service so we don't disrupt ongoing food operations.

  2. 2

Ensure clear access to indoor and outdoor units

Tell us where all the cold rooms and outdoor units are located and mention any obstacles to reaching them from stairs or corridors.

  3. 3

Empty rooms of stock before major maintenance

If major maintenance requires a temporary shutdown or extended door opening, move stock temporarily to preserve food quality.

FAQ

Questions about Cold rooms

Why does the temperature rise even though the unit runs all the time?

Continuous running does not mean correct operation. Common causes include a refrigerant leak that reduces the charge, heavy frost on the evaporator coil blocking airflow, or a fault in the rooftop condensing unit raising head pressure. A site survey identifies the actual cause before any work begins.

How do I know if the defrost cycle is working properly?

Clear signs of a defrost fault include thick frost covering the full evaporator coil, a gradual temperature rise while the unit keeps running, and water pooling on the floor instead of draining away. The check covers the heater element, the defrost sensor and the controller, as the fault can lie in any of these parts.

What does a preventive visit for a cold room cover?

A preventive visit covers a pressure check on the refrigeration circuit, cleaning the condenser and evaporator coils, inspecting door seals and frame heaters, testing the controller and alarm, and checking copper pipe connections. The aim is to find a developing fault before it affects the room temperature and the stock inside.

What is the difference between a preventive visit and a repair visit?

A preventive visit is carried out on a unit that is running normally: the purpose is inspection, cleaning and finding early signs of wear before they become a breakdown. A repair visit is requested when an actual fault appears, such as a rising temperature, a stopped compressor or excessive coil icing. Diagnosis comes first, then the required work is defined.

Does Jeddah's rooftop heat affect the condensing unit's performance?

Yes. In summer, Jeddah rooftop surfaces reach very high temperatures, which raises condensing pressure, stresses the compressor and reduces cooling capacity. Regular cleaning of the condenser coil to remove the dust and salt that cling to the fins is essential, not optional. A site survey determines whether the unit's position or the airflow around it is making the problem worse.

Our hotel sits right on the beach and the cold room needs frequent servicing, why so often?

Salt air and high humidity from the sea corrode metals and pipes fast, and 24-hour heavy use accelerates wear, so we recommend regular service every month or two.

Our outdoor unit on the roof faces direct sea salt spray, how do we protect the pipes?

Heavy outer insulation is essential here, and we regularly inspect pipes and fittings, applying protective coating when needed to prevent rapid oxidation.

Our beachfront restaurant runs all hours, can we service the unit without shutting down?

Yes, we can perform many routine tasks like cleaning and inspection without fully stopping the room, and schedule heavier work during quieter hours.

We have a large kitchen with several cold rooms, how do you manage multiple units?

We develop a comprehensive maintenance plan covering all rooms on a regular schedule, and coordinate team visits around the kitchen's needs and usage in each room.
