Clean ducts, no broken ceilings
AC duct cleaning in Al Ammariyah
In Al Ammariyah, central Jeddah, duct cleaning is essential in dense residential blocks and commercial-residential mixes. Shared ducts and branches linking adjacent flats accumulate dust quickly, so we clean them through existing openings without disturbing the building structure.
- No ceiling damage
- Return-box clean
- Furniture protected

When your home ducts need cleaning
- 1
Cool air that carries dust
You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.
- 2
A smell when the AC runs
A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.
- 3
A concealed unit that has run for years
Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.
Who it's for
Living in a villa with ceiling-concealed AC units
We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.
Ask on WhatsAppTaking over an older flat with ducts never cleaned
We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work
How we work
- 1
Survey the network
The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.
- 2
Protect the room
Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.
- 3
Clean ducts and return box
We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.
- 4
Refit and test
We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.
Proper cleaning or just wiping the grilles?
| Alrabih | The usual way | |
|---|---|---|
| Branch ducts | Cleaned inside through access points | Left untouched beyond the grille |
| Return-air box | Deposit fully removed | Left with its dust |
| Ceiling finish | No damage at all | Sometimes broken for access |
| Furniture | Fully covered before we start | Left exposed to falling dust |
| Dust during the job | Room covered before opening | Falls on furniture and floors |

What sets this district apart
Al Ammariyah is a densely built district of tall residential blocks standing close together, with commercial shops on lower floors and small to mid-sized flats above. Most buildings here are 20 to 30 years old and have shared central AC systems serving multiple flats or entire floors. Dust builds up in shared ducts and return boxes much faster due to heavy use, and cleaning improves cold air distribution evenly across all flats.
Al Ammariyah sits in central Jeddah, a district of densely packed residential blocks with heavy shared central AC usage.
Most buildings have one central AC unit serving several flats or an entire floor, with shared metal ducts and a single return box.
The AC setup in Al Ammariyah
- 1
One central unit shared by several adjacent flats
Most dense blocks here have one central unit serving two or more flats, or an entire floor via shared metal ducts.
- 2
Separate secondary ducts for each flat from the main box
Metal branches fork from the main box, each feeding one flat, and dust settles in them quickly due to heavy use.
- 3
One shared return box in ceiling or hallway
The return air box is typically in the ceiling or building hallway, collecting air from all flats.
Before the visit
Before our visit in Al Ammariyah
- 1
Coordinate with landlord or other flat owners
If the system is shared, inform the landlord or neighbours of the cleaning date to avoid unexpected interruption of cool air.
- 2
Locate openings and box in ceiling or common hallways
Ensure our team can access ceiling or common hallway openings without obstacles on the visit day.
- 3
Ask other flats to keep doors closed during cleaning if possible
If ducts and boxes are shared, keeping other flats closed reduces dust spread and makes cleaning more efficient.

FAQ
Questions about AC duct cleaning
Can you clean ducts without opening the false ceiling?
In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.
Is cleaning the room grilles enough on its own?
Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.
Do we need to leave the house while you clean and sanitise?
Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.
What if one room still gets less air than the others after cleaning?
Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.
Does duct cleaning improve how evenly the cold air spreads across rooms?
Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.
The shared central unit serves our flat and three others, can we clean just our duct section?
We can clean just your flat's branch if it is separate, but the shared return box and main ducts benefit all flats, so we coordinate with neighbours or the landlord.
Our flat is small with tight spaces, does cleaning need a large working area?
No, we work from existing ceiling and wall openings, cover furniture and floors, and do not need extra working space.
We have high humidity and mould shows on the grilles, is this from the ducts?
Yes, the humidity in older blocks and heavy AC use cause moisture buildup in boxes and ducts, and cleaning visibly reduces mould growth.
Do we need to coordinate with neighbours before cleaning?
If the ducts and return box are shared, it is best to inform neighbours and the landlord in advance so there is no unexpected loss of cool air.
