Clean ducts, no broken ceilings

AC duct cleaning in Al Amwaj

In Al Amwaj, north of Jeddah, modern villas and apartment blocks use central and split cooling systems, and dust builds up fast inside the ducts because of coastal air. We clean the branch ducts, grilles and return plenums through existing access points without disturbing your ceilings.

When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Amwaj is a modern district of spacious villas and spaced-out residential towers on wide planned streets, so most buildings have central ducted cooling systems running horizontally through the ceilings. The coastal location means high humidity and salt in the air speed up dust and sediment buildup inside the ducts, reducing airflow and cooling efficiency over time. Duct cleaning here is a regular priority because dust accumulates faster than in other districts.

Al Amwaj lies in modern north Jeddah, a district of spacious villas and residential towers with central ducted cooling on wide streets.

Most villas and apartment buildings here have central ducted systems with horizontal ducts in suspended ceilings, making access points for cleaning straightforward.

The AC setup in Al Amwaj

  1. 1

Central ducted systems with horizontal runs

Most modern villas and blocks here are designed with horizontal ducts in suspended ceilings, making duct cleaning access points straightforward and accessible.

  2. 2

    Larger return-air plenums

The spacious home layouts require larger return plenums, which collect dust quickly and benefit from regular scheduled cleaning.

  3. 3

    Ceiling insulation enhances cooling performance

Insulated suspended ceilings preserve cool airflow, but need clean ducts to ensure even distribution throughout all rooms.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Does the coastal humidity affect duct cleaning here?

Yes, high humidity and salt in the coastal air speed up dust and sediment accumulation inside the ducts, so you need more frequent cleaning cycles than inland districts.

The streets here are wide, is it easy for the team to access your properties?

Yes, the planned wide streets and spacious layout make it easy for the team to access and park, and we reach both indoor and outdoor units without difficulty.

Will cleaning damage furniture and floor coverings in my home?

No, we cover all furniture and floors before starting, and work carefully from the existing access points.

We have suspended ceilings, how do you avoid damaging them?

We use only the existing access points and grille openings, and never touch or remove any ceiling panels, keeping your structure intact.
