When your home ducts need cleaning

  1. 1

    Cool air that carries dust

You turn the AC on and see a puff of dust from the grilles settling on surfaces. The cause is usually buildup on the inner duct walls, not just the grille face, and wiping the grille alone does not fix it.

  2. 2

A smell when the AC runs

A smell appears the moment you start the AC, then fades or lingers in the room. The source is often moisture in the return-air box or organic matter in a branch duct, and mechanical cleaning is the first step before any other treatment.

  3. 3

A concealed unit that has run for years

Concealed or ceiling-hidden units often run for years without the duct network being opened. In Jeddah's dusty, humid air, dust and moisture bind together and cake inside branch ducts, reducing how evenly the air distributes through the rooms.

Who it's for

  • Living in a villa with ceiling-concealed AC units

We survey the branch duct layout on each floor and clean the grilles and return-air box through existing access points without touching the ceiling finish or walls.

  • Taking over an older flat with ducts never cleaned

We start with a survey of the return-air box and branch ducts to assess the buildup, then clean the full network including the return box before you move in.

How we work

How we work

  1. 1

    Survey the network

The technician checks the branch duct layout, available access points and the return-air box to plan the cleaning method that suits your network without breaking any ceiling.

  2. 2

    Protect the room

Before removing any grille we cover furniture and floors so that loosened dust does not fall on the room contents while we work.

  3. 3

    Clean ducts and return box

We remove deposits from branch ducts through access points and open grille positions, then clean the return-air box where most of the heavy dust settles before reaching the unit.

  4. 4

    Refit and test

We refit all grilles, run the unit and check that air reaches each room evenly, then leave the space clean when we finish.

What sets this district apart

Al Bawadi is a middle-ground district mixing medium-sized villas and multi-storey residential blocks, many built in recent years with central AC systems. This mix of sizes and ages means ducts vary in length and complexity, and dust accumulation accelerates in both large and medium systems. The urban environment and light pollution make scheduling cleaning every two or three years a reasonable choice, depending on use.

Al Bawadi sits in central Jeddah and comprises medium villas and modern residential blocks with varied central AC systems.

Most residential buildings here run one or two central units with branch ducts distributed across rooms.

The AC setup in Al Bawadi

  1. 1

Simple central system for smaller flats

Smaller and medium flats in Al Bawadi typically have one central unit with three or four branches for main rooms.

  2. 2

Extended system for villas and larger buildings

Villas and larger buildings may have two central units with multiple branch ducts covering all floors and sections.

  3. 3

Shared return plenums in some flats

Adjacent flats may share a single return plenum above a common ceiling, requiring coordination with neighbours during cleaning.

FAQ

Questions about AC duct cleaning

Can you clean ducts without opening the false ceiling?

In most homes we work through the room grilles and existing access points without touching the ceiling. If the network is fully sealed with no access, the technician explains at the survey what can be reached and whether anything extra is needed.

Is cleaning the room grilles enough on its own?

Cleaning the grilles improves appearance, but most of the buildup is inside the branch ducts and the return-air box. Grille cleaning alone does not address what the airflow carries out, so our work covers the grille, the duct and the return box together.

Do we need to leave the house while you clean and sanitise?

Usually not. We work room by room, cover furniture and floors, and vacuum the dust straight out of the duct so it does not spread through the house. If anyone at home is sensitive to dust or smells, we suggest they stay out of the room we are working in until it is finished and aired.

What if one room still gets less air than the others after cleaning?

Low airflow to one room after cleaning may point to a restriction in that branch duct or a damper that is not set correctly. The technician checks this during the final run and tells you the cause and next step, whether that is a damper adjustment or something else.

Does duct cleaning improve how evenly the cold air spreads across rooms?

Heavy buildup inside a branch duct narrows its cross-section and reduces the air reaching that room. Removing the deposit restores the original opening and improves distribution. If a difference between rooms remains after cleaning, the cause may be a damper position or the network design, and the technician explains this during the final check.

Our flat is small and the system is basic, do we need duct cleaning?

Yes, even simple systems accumulate contaminants in branches and the return plenum, and cleaning improves airflow and air quality.

Our building has many units, can you clean just one flat's ducts?

Yes, each flat has its own system or separate section, so we clean your unit's ducts without affecting other flats.

The streets are busy and parking is hard, how does the team get in?

Tell us the nearest parking spot or courtyard available, and the team will carry equipment from there to the flat.

The heat and humidity here are high, does that increase dust in the ducts?

Heat and humidity together encourage mould and bacteria growth on duct walls, so regular cleaning is necessary to prevent that growth.
